In August 2023, dwelling approvals in Australia rebounded, increasing by 7.0% in seasonally adjusted terms, following a 7.4% fall in July, as reported by the Australian Bureau of Statistics (ABS).

Private sector house approvals saw a 5.8% rise, following three months of stability. Approvals for private sector dwellings excluding houses, a more volatile category, surged by 9.4% after a 14.6% drop in July.

Regionally, Victoria recorded the highest increase at +22.2%, followed by New South Wales at +12.5% and Western Australia at +12.3%. Conversely, declines were observed in Queensland (-26.9%), Tasmania (-10.1%), and South Australia (-6.9%).

Approvals for private sector houses increased across all states: Western Australia (+13.0%), Victoria (+9.9%), South Australia (+4.7%), Queensland (+3.1%), and New South Wales (+2.4%).
The value of total building approvals rose 0.5% in August, recovering from a 16.0% decline in July.

Total residential building values increased by 2.3%, comprising a 3.2% rise in new residential building and a 2.4% decrease in alterations and additions.
However, the value of non-residential building approvals decreased by 1.5% in August, following a substantial 26.9% decline in July.

Auction activity in Australian capital cities is set to surge this week, more than doubling to 2,553 homes up for auction, driven primarily by Melbourne's revival.

Last week, due to multiple public holidays, only 1,198 auctions took place across the capitals, marking the quietest week since Easter. In the same period last year, economic factors led to just 1,815 homes being auctioned.

Sydney is gearing up for nearly 1,000 auctions (998), a 39.8% week-on-week increase, compared to 714 auctions in the previous week and 681 homes a year ago.

Melbourne is expected to rebound strongly with 1,171 scheduled auctions, a 57.6% YoY increase from last year's weaker conditions when only 743 homes went under the hammer.

Smaller capital cities are also witnessing a surge in auction activity, with Canberra (54.2%), Adelaide (50.6%), and Brisbane (22.9%) all showing week-on-week growth. Brisbane is set to host the most auctions among smaller capitals, with 134 homes, followed by Adelaide (125) and Canberra (111). Perth has 11 homes for auction (down from 15 last week), while Tasmania has just three scheduled auctions.

September brought another uptick in the real estate realm, with CoreLogic's national Home Value Index (HVI) showing a 0.8% rise. This marks the eighth consecutive month of growth, despite previous expectations. August's numbers, initially at 0.8%, were revised down to 0.7%, but this hasn't derailed the market's momentum.

The quarterly growth rate stands at 2.2%, a slight dip from the June quarter's 3.0%, attributed to a rise in advertised stock levels tempering the market's fervor. Adelaide led the pack in the September quarter with a 4.3% capital gain, followed closely by Brisbane at 3.9% and Perth at 3.6%. In contrast, Hobart saw values dip by -0.2%, hitting a new cyclical low.

Despite the rollercoaster ride, the national index has climbed 6.6% since January but remains 1.3% below the record highs of April last year. Tim Lawless, CoreLogic's research director, predicts that at the current growth rate, the national HVI could reach a new nominal high by the end of November.

In summary, the premium housing sector is slowing down, while Sydney and Melbourne's middle market is experiencing higher growth rates. Regional markets continue to trail the capitals, with weaker growth conditions driven by lower home sales and increased supply in some areas.
