Buying a property together? 🏡👫

There’s an important question that doesn’t get nearly as much attention as interest rates, deposits and repayments:

How will you legally own it?

Joint tenants and tenants in common might sound like legal jargon, but the difference can have significant implications - particularly when it comes to ownership shares and what happens to your interest in the property if you pass away.

It’s one of the conversations we can have with you during the conveyancing process so you understand your options before everything is finalised.

🔑 Settlement at 2pm doesn’t necessarily mean keys at 2:01pm.

Settlement day is exciting - but there’s still a process happening behind the scenes before you can officially celebrate.

Funds need to be transferred, the settlement completed and the relevant parties notified before the agent can generally release the keys.

So if you’re booking removalists, cleaners or organising your entire family to wait outside the new house… give yourself some breathing room. 😉

Your conveyancer will let you know once settlement has officially gone through.

Then comes the message you’ve been waiting for…

Congratulations - it’s yours! 🏡🔑

🏠 The house is sold… but does the dishwasher stay? What about the TV bracket?

When buying a property, don’t assume everything you saw at the inspection will still be there when you get the keys.

Certain fixtures may form part of the property, while other items may be specifically included or excluded in the contract.

That gorgeous pendant light?
The wall-mounted TV?
The dishwasher?
Pool equipment?
Outdoor furniture?

If there’s something you expect to be left behind, make sure it’s clear before you sign the contract.

Because “but it was there when we inspected” isn’t a conversation you want to be having at the final inspection. 😬

You’ve found the property, negotiated the price and just received the call you’ve been waiting for - your offer has been accepted! 🏡

Now it’s time to get the legal side moving.

Once your offer has been accepted, send the Contract for Sale through to your conveyancer for review.

This is where we go through the contract, check the details and conditions, identify anything that may need attention and make sure you understand exactly what you’re agreeing to before you sign.

It’s an exciting stage of buying a property - but it’s also an important one.

Offer accepted → Contract reviewed → Questions answered → Ready for the next step.
