Some of the most meaningful things we build aren’t measured in bricks, square metres or property values. 🏗️

They’re measured in what they mean to the people who come after us.

For many fathers, property development can be about more than the project itself. It can be about creating security, pursuing a vision and building something with purpose that can be carried forward.

Behind every development is a story. A decision to take a chance. Years of hard work. And often, a bigger reason for building in the first place.

Here’s to the fathers who taught us that the best foundations aren’t always made of concrete. They’re made of values, vision and love. 💙

Happy Father’s Day to the builders, dreamers and quiet role models who leave more than property behind.

Property development is a game of decisions, timing and plenty of lessons along the way. 🏗️

In Queensland, 4,314 dwelling units were approved in June 2026, a 4.1% increase from the previous month. With development activity continuing to shift, experience can be one of the most valuable tools a developer has.

So we’re asking the people who have been through it:
What’s the biggest lesson property development has taught you?

A decision you’d make differently? A risk you’d spot sooner? Or a piece of advice you wish you had at the beginning?

Sometimes, it is not the purchase itself that people underestimate. It is everything that comes with it.

When buying a business or taking on a new commercial opportunity, it is easy to focus on whether you can make the deal happen.

But having enough to get started is only part of the picture.

There can be other considerations around security, finance and the risks involved that may not be obvious at first.

That is why understanding the full position before moving forward is so important.

In this part of the conversation, Matthew McCartney shares some of the areas first-time buyers can underestimate when stepping into a business opportunity.

Because the better you understand the risks upfront, the better prepared you can be for what comes next.

🏢 Buying a business can look very different from actually running one.

For many people, the appeal is clear. A successful business, an established customer base and the lifestyle they imagine come with ownership.

But before making the move, it is worth asking a few important questions.
Do you understand the day-to-day realities of the business? Are you prepared for the challenges that come with managing people, making decisions and dealing with the unexpected?

Because owning a business is not simply about stepping into something that already exists.

It also means taking responsibility for what comes next. ➡️

Elizabeth and Matthew McCartney explore why it is important to look beyond the opportunity itself and understand what business ownership may actually require.

Would you sign a document that could affect your business or personal assets without fully understanding it? 🤔

Security documentation and disclosure statements are often viewed as "just another form" in the paperwork. In reality, they're some of the most important documents you'll sign when obtaining finance or providing security.

Whether you're giving a personal guarantee, offering property as security, or entering into a commercial lending arrangement, these documents explain your legal obligations, the risks involved, and what could happen if the loan or agreement isn't met. Understanding them before you sign can help you make informed decisions with confidence. 📄

In Australia, guarantors are entitled to receive key documents before signing, including a copy of the proposed credit contract. After signing, lenders are generally required to provide copies of the signed guarantee and contract within 14 days, helping ensure guarantors understand exactly what they've agreed to.

Many business owners are also asked to provide personal or director's guarantees when seeking business finance, meaning personal assets could be at risk if the business can't meet its obligations.

The right legal advice can help you understand what you're signing, identify potential risks, and explore whether there are alternative options available before you commit.

Signing a personal guarantee can mean more than just guaranteeing the loan. ✍

It is important to understand exactly what you are agreeing to and the potential risks involved before putting your name on the line.

If things do not go to plan, the amount owing may not simply be limited to the original loan.

Interest can continue to accumulate, and there may also be legal costs, sale costs and other expenses to consider.

That is why understanding the terms and seeking advice before you sign is so important. 🔑

In this conversation, Elizabeth and Matthew McCartney unpack the realities of personal guarantees and why knowing your potential exposure upfront can help you make more informed decisions.

Because sometimes, the biggest risk is not fully understanding what you have agreed to.

The best time to have the conversation is often before you need the finance. 💡⏰

By the time you are ready to buy a commercial property, purchase a business or make your next move, some of the decisions that affect your options may already have been made.

That is why the first conversation matters. 💬

In this conversation, Elizabeth and Matthew McCartney explore why timing matters when it comes to seeking advice, and how involving the right people early can help ensure your decisions align with where you want to go.

Whether you are planning to buy a property, acquire a business or make a significant career move, a conversation upfront can help you understand what needs to happen before you take the next step.

Because good planning is not just about where you are today.
It is about making sure you are ready for where you want to go next.
