Should I renovate before selling my home in Adelaide โ or sell it as is?
The honest answer: sometimes โ but never automatically.
The goal is not to make your home โperfectโ. It is to spend only where the likely buyer response may justify the cost, time and disruption.
Before booking trades, separate every idea into three groups:
1. REPAIR
Fix items that may weaken buyer confidence: active leaks, damaged finishes, obvious maintenance, safety concerns and anything that appears unfinished.
2. PRESENT
Often the highest-impact work is simpler: deep cleaning, decluttering, garden and entry presentation, brighter lighting, small repairs and neutral paint where surfaces are tired.
3. RENOVATE โ ONLY AFTER CHECKING THE EVIDENCE
A full kitchen, bathroom, major flooring or layout change may improve appeal โ but it can also delay the sale, reflect the sellerโs taste rather than the buyerโs, and risk overcapitalising.
Before committing, ask:
โข Who is the most likely buyer for this property?
โข What condition are the competing homes in?
โข What is the price difference between comparable renovated and unrenovated sales?
โข After the project cost, contingency and holding time, is the likely net benefit still worthwhile?
A $20,000 renovation does not automatically create $20,000 of extra value. Equally, one modest repair can remove a reason for buyers to hesitate.
The right answer is specific to the property, suburb, market and likely buyer.
A practical first step: invite your agent in before you renovate, not after. A useful pre-sale walk-through should leave you with three clear lists:
