August always has a certain feeling. 🌊☀️

It’s slower. People are squeezing in one last vacation. Back-to-school shopping has started😭. Summer isn’t over, but everyone’s already thinking about what’s next.

So what does August mean for real estate?

🏡 Buyers: August can be a great opportunity for you. Many buyers are still away or waiting until after Labor Day, so there can be a little less competition for homes that are already on the market.

📍 Sellers: Buyers are absolutely still looking, but this isn’t the month to “test the market.” Strategic pricing and a strong marketing plan matter more than ever. Your home needs to stand out while attention is split between vacations, camps, and back-to-school prep.

The homes that sell this month are the ones with the right pricing, professional marketing, and an agent who’s actively reaching out to buyers and other agents, not just waiting for the MLS to do the work.

Bit of a full circle moment ❤️🤍

I’ve been coming down to the Ft. Lauderdale area for many moons and even called it home for a brief time. One of my favorite restaurants sits across from and for years I’ve admired the office, branding and beautiful listings as I passed by. Fast forward to now, where I’m actually part of the brand!

“The market is so hot you can just throw it on MLS and it will sell.”

I could, but I won’t.

What happens when you need to swing 2 mortgages and don’t have the budget to stage? What happens when you’re on a time crunch, but all of a sudden need to travel out of town because there’s been an emergency and you didn’t finish prepping the home.

Budgets and timelines aren’t always perfect, but that doesn’t allow for us to skip over the details no matter what the market looks like.

I’ve cleaned, painted, staged, re-grouted, decluttered, changed lightbulbs and door k***s, the list goes on and on. Not everyone is willing to do this part.

How your home looks and feels online = who walks through the door. First impressions are everything.
