Well of course there's a story.....When one of your bestest friends in the whole wide world asks you to sell her mom's home, (in fact, her words were, "I think you'd be a perfect fit for her") and you've known her mom pretty much as long as you've known her, you emphatically say YES!
But just because it's a friend, you don't take it easy or lightly on the effort. No no no... in fact, you double down, it's personal, it's what you do, it puts food on the table and it pays the bills. AND you want to do right by your friends... right?!
When I suggested a list price, I also suggested, "BUT if we make this extra room a legal BR....and we paint and....", we can list for $### more.
Her mom adamantly said NO! To someone who doesn't sell real estate everyday, this undertaking seemed daunting, scary. We talked through it as a team with her children and it was a go! I GC'd the plan from start to finish and EVERYONE pitched in (me, my family, the seller, her (adult) children, the contractors, even the neighbor! )
Not only did we navigate that but we also were tasked with moving items she couldn't take with her on the downsizing (see the last few pics, only a smidgen of what I assisted with removing from the home).
Our home sellers are aging and need specialized EXPERIENCE in selling their homes where they've spent a good part of their lives. We also need listening skills, negotiation skills AND most of all....compassion ❤️
With all the extra in readying this home for the market and DEMAND, my seller came away with $25k more than initially discussed. Needless to say.... all were happy🎉
