🤷‍♀️ Listings are down AND sales are down year over year (YOY) BUT that median sales price continues to grow.⬆️⬆️

🎯 In PA, median sales price YOY grew 7.4%. That's a significant increase in sales price. Keep in mind, this is for all of PA, there are pockets where this is not the case.

Be sure you are working with a Realtor who will give you this data on the area you are interested in. Also, remember PA has a school tax greater than MD's property tax bill associated with each property. If your agent is not giving you this necessary information, please reach out...I can do that for you💯

This farm has done amazing things in my community (for several decades) and it's literally like 7 minutes from where I live. I felt a pull to get in there recently to (finally) assist on their mission..... so this morning, alongside maybe 18 or so other volunteers (that i did not know!) we planted onion seedlings. In just over 2 hours, we collectively planted over 12,000 bulbs!! It was peaceful, full of conversation, fulfilling.... so much so that I will 100% be going back.

My attire also began several conversations, such as.... "I see your guys sign everywhere! " If you're interested in going with me some time LMK!

Well of course there's a story.....When one of your bestest friends in the whole wide world asks you to sell her mom's home, (in fact, her words were, "I think you'd be a perfect fit for her") and you've known her mom pretty much as long as you've known her, you emphatically say YES!

But just because it's a friend, you don't take it easy or lightly on the effort. No no no... in fact, you double down, it's personal, it's what you do, it puts food on the table and it pays the bills. AND you want to do right by your friends... right?!

When I suggested a list price, I also suggested, "BUT if we make this extra room a legal BR....and we paint and....", we can list for $### more.

Her mom adamantly said NO! To someone who doesn't sell real estate everyday, this undertaking seemed daunting, scary. We talked through it as a team with her children and it was a go! I GC'd the plan from start to finish and EVERYONE pitched in (me, my family, the seller, her (adult) children, the contractors, even the neighbor! )

Not only did we navigate that but we also were tasked with moving items she couldn't take with her on the downsizing (see the last few pics, only a smidgen of what I assisted with removing from the home).

Our home sellers are aging and need specialized EXPERIENCE in selling their homes where they've spent a good part of their lives. We also need listening skills, negotiation skills AND most of all....compassion ❤️

With all the extra in readying this home for the market and DEMAND, my seller came away with $25k more than initially discussed. Needless to say.... all were happy🎉

Your credit score can ultimately determine whether you buy a home or not. A lower score tells a lender that you don't pay your bills... there can obviously be other unfortunate things that affect your score and I'm not talking about that here. A low score directly:
1. Impacts your interest rate (higher score = lower payment)
2. Affects how much home you can afford (Refer to #1)
3. Influences your monthly mortgage payment (Refer to #1)
4. Can save or cost you tens of thousands over the life of the loan (Refer to #1)
5. Impacts loan program options (conventional, FHA, USDA, etc.)
6. Affects required down payment in some programs
7. Helps lenders measure how risky the loan is
8. Strong credit = stronger offers when competing for homes
9. Can reduce the need for extra conditions or co-signers
10. Impacts mortgage insurance costs (PMI)
11. A higher score often means smoother, faster loan approval
12. Can exclude you from qualifying for downpayment assistance.

Bottom line:
Your credit score isn’t just a number — it directly affects your buying power 💰

The first thing you need to do is talk to a realtor - - one who will explain the process.

Next, talk to a lender --ask your realtor for a recommendation. Know what your income is and what your debts are ( the lender will want to know this). The lender will also want to know if you have any money saved for down payment and closing costs (more on this in another video) AND..MOST OF ALL...know your credit score...WHY? (See next video for reasons your credit score is important).

Your next step, a 1:1 consult with your agent. Meet face to face. Buying a home is an emotional process. Don't flake out on this part. You want to know sooner rather than later if the agent representing you is someone you mesh with. This will likely be one of the largest purchases you will make. You need to feel comfortable here. You will want that agent to explain the representation process which is mandatory (nationwide) if you want buyer representation.
