A home inspection is one of the most important steps in the buying process… but let’s keep it real—it’s a snapshot in time, not a crystal ball. 🔮

Inspectors are evaluating what they can see on a specific day, under specific conditions. 👀

✔ The roof might be dry that day
✔ The HVAC might be working fine in mild weather
✔ The basement might not show moisture after a stretch of no rain

But here’s the truth buyers (and sellers) need to understand:

👉 Some issues only show up when a home is actually lived in.

That slow drip under the sink?
The drafty window on a windy night?
The outlet that only acts up when everything’s plugged in?

Those aren’t always visible during a 2–3 hour inspection. 💯

That doesn’t make inspections useless—it makes them one piece of the puzzle.

A strong strategy looks like this:
✔ Thorough inspection

✔ Realistic expectations about homeownership
