If I had to list my house tomorrow, here’s exactly what I’d focus on, no fluff, just what works:
1️⃣ Start packing, seriously.
Less clutter = more space = a better first impression for every buyer walking in.
2️⃣ Bring in a pro cleaner + photographer.
Your photos and videos are your first showing. Just look at that new listing, the clean spaces + cozy details are already getting buyers excited!.
3️⃣ Price for attention, not ego!
That doesn’t mean lowballing, it means pricing where the market is actually responding. A smart list price brings offers faster (and often higher).
4️⃣ Stage for feeling, not perfection.
Buyers aren’t just buying square footage; they're buying the lifestyle. Warm lighting, a welcoming porch, soft throws... it all matters.
I advise every seller the same way I’d handle my own listing and the goal is always: sell smart, not stressed.
