Did you know… The "big" upgrades aren't always the ones that pay off
I've watched sellers spend over $50K on a kitchen remodel and barely recoup it. Meanwhile, the neighbor who spent a weekend on fresh paint and a tidy front yard? Multiple offers over asking.
The most UNDERRATED upgrades I see move the needle: – Fresh, neutral paint – Garage door replacement – Landscaping cleanup (not a redesign — just clean, mulched, maintained) – Electrical panel upgrade (your buyer's inspector will thank you)
The OVERRATED ones — in most cases: – Full kitchen remodel – Primary bath overhaul – In-ground pool
