Did you know… The "big" upgrades aren't always the ones that pay off

I've watched sellers spend over $50K on a kitchen remodel and barely recoup it. Meanwhile, the neighbor who spent a weekend on fresh paint and a tidy front yard? Multiple offers over asking.

The most UNDERRATED upgrades I see move the needle: – Fresh, neutral paint – Garage door replacement – Landscaping cleanup (not a redesign — just clean, mulched, maintained) – Electrical panel upgrade (your buyer's inspector will thank you)

The OVERRATED ones — in most cases: – Full kitchen remodel – Primary bath overhaul – In-ground pool

If you texted me about the Zillow-Chicago situation last week, you deserved a better answer than what most of the coverage gave you.

Here's what actually happened: Zillow banned 9 listings from its platform. Not because anything was illegal. Because the sellers chose to market privately before going public — which is their right.

MRED, the Chicago-area MLS, said that's not Zillow's call to make. So they cut the feed. 43,000 listings went dark. A judge ordered them restored two days later. The lawsuit continues.

I have a stake in this one. @‌properties Christie's International Real Estate — the brokerage I work under — is part of this story. And my position is straightforward: a seller should be able to decide how their home goes to market. That's not a loophole. That's their home.

Zillow is a tool. A useful one. But it's one platform with its own business interests — and this dispute made that clearer than ever.
