Connecticut wholesalers, take note.

A new law takes effect July 1st, and compliance starts before you even sign a contract.

Among the new requirements:
✔️ Registration with the Department of Consumer Protection
✔️ A three-day right of rescission for sellers
✔️ A closing date no more than 90 days from contract signing

If you're wholesaling real estate in Connecticut, now is the time to review your contracts, processes, and compliance procedures.

Understanding the rules before your next deal can help you avoid costly mistakes.

One of the biggest mistakes investors make in creative finance is focusing only on the deal in front of them and not planning for future opportunities.

Something as simple as including a "right of first refusal" in your documents may create additional options down the road if circumstances change. Small details in your paperwork can have a significant impact on the long-term value of a deal.

Creative finance is often about strategy just as much as structure.

A new Connecticut real estate law (Public Act 25-168 / HB 7282) is set to take effect on July 1, 2026, and investors, buyers, and sellers should be paying attention.

While the details vary depending on the type of transaction, updates like this can impact how deals are structured, how disclosures are handled, and what parties need to be aware of before moving forward.

For anyone involved in real estate investing or creative financing, understanding how legislation like this may affect your strategy is critical before your next transaction.

We will continue to break this down in more detail as the implementation date approaches.

Contract for deed and seller financing are often grouped together, but they are not the same strategy.

One of the biggest differences is who holds title during the term of the agreement. That distinction can impact risk, control, remedies in the event of default, and how comfortable a seller feels moving forward with a transaction.

Understanding the differences between creative finance tools is critical before deciding which structure best fits a particular deal.

Creative financing is not about using one strategy for every situation. It is about understanding your options and choosing the right tool for the right circumstances.

Attending the Business Transitions Summit in Texas this spring was a great opportunity to connect with professionals from across the country and gain insight into conversations surrounding business succession, legacy planning, and multi-generational wealth.

One of the biggest takeaways was the importance of helping business owners prepare not only for where they are today, but for what comes next for their businesses, families, and long-term goals.

Grateful for the connections, conversations, and perspectives shared throughout the event.

Creative finance isn’t about “getting around the rules.”

It’s about understanding the tools available and knowing when a particular strategy makes sense for a specific situation.

Too many people hear terms like subject-to, novation agreements, seller financing, or wholesaling and immediately assume they’re risky. In reality, most problems happen when investors try to use strategies they don’t fully understand.

The investors who last long-term are the ones who focus on structure, communication, documentation, and creating solutions that work for everyone involved.

Creative finance is a skill set. And like any skill set, the details matter.

Higher interest rates are changing the way investors approach deals.

In competitive markets like the Northeast, more sellers are looking for flexibility, speed, and simplicity over the traditional listing process.

That’s why creative finance strategies like wholesaling continue to become part of the conversation for many investors right now.
