We ventured a little farther from home for this WAWW — heading south for a little Southern flavor at Tupelo Honey in Milwaukee’s Historic Third Ward!

From the beautiful space to the Southern-inspired menu, this was such a fun stop. And if the “Kiss My Grits” sign caught your attention in our clue… the grits were truly fabulous! 😋

🏡 Washington County Monday Market Update 📊

After several weeks of climbing inventory, things leveled off this week with 169 active single-family homes without accepted offers—the same total as last week.

But as always, the number alone doesn't tell the whole story. 👀

🏠 169 active single-family homes
🔑 17 under $350,000 — up slightly from 15 last week
📊 10 new single-family listings came on the market since last week's update, with just 2 already under contract

We're also heading into that familiar late-summer/back-to-school transition, when schedules change and real estate activity can take on a different pace. We'll be watching to see whether this is simply a seasonal pause or the beginning of a broader trend.

For buyers, there are certainly more choices than we had earlier this year—but inventory and competition still vary considerably depending on price range.

For sellers, this is a good reminder that as buyers gain options, pricing, preparation and presentation matter.

Kicking off the week with a look at where things stand in Washington County, WI:

📊 169 single-family homes currently active on the market
💰 The heaviest concentration of listings sits in the $550K–$750K range — if you're shopping or selling in that bracket, you've got company on both sides
🆕 30 new listings hit the market in just the past week, so inventory is moving

On the financing side, mortgage rates are hovering around 6.7% for a 30-year fixed and have stayed fairly stable the past few weeks — worth locking in a conversation with your lender now if you're planning a move this fall.

We were at The Sawmill Inn! ❤️

This has been a favorite of ours for many years. With its rustic charm, friendly atmosphere, and food that just tastes like home cooking, it’s one of those places we’re always happy to come back to.

We’ve probably stopped most often for breakfast over the years, but this time it was lunch—and we definitely saved room for dessert. 🥧🍨 Homemade pie with their own small-batch ice cream… yes, please!

🏡 **More choices for Washington County buyers this week!**

Active single-family inventory climbed again, from **158 homes last week to 166 this week**.

And there’s some encouraging news for buyers in the lower price ranges: we now have **52 homes available under $450,000**, compared with 42 last week. That's still a competitive part of our market, but more choices are certainly welcome!

For sellers, more inventory means buyers have more options, making **pricing and presentation increasingly important**.

The market is shifting. Not dramatically, but enough that both buyers AND sellers should be paying attention. 👀
