Let's talk list price from a buyer's point of view. The final price depends on demand, timing, condition, and buyer competition - not just the number on the listing.
Depending on the market, homes may sell:
β Above list price due to strong competition
β At list price with balanced demand
β Below list price if conditions or timing require adjustments
We are currently in the strongest buyer's market we have seen in quite awhile with sellers outnumbering buyers by the largest margin in over a decade. While many homes that are priced appropriately and marketed well still sell quickly, in some areas there is a larger inventory of properties still sitting since last Fall or even last Summer.
So what does this mean for you if you are looking to buy? Buyers have a great opportunity to find well-priced homes and motivated sellers willing to help with seller concessions such as rate buy downs, closing cost assistance, or repair/renovation credits. While interest rates have softened since this time last year, each time there is a reduction the buyer pool and your competition increases. While we are hanging out around the 6% mark (the lowest in three years) it's a good time to take advantage of the excess inventory and find that right home with potentially less cash out of pocket, lower list prices, and fewer buyers to compete against.
