🏡 Clark County Market Update | August 17–23

This week brought an encouraging sign for our local housing market: 184 homes closed — a 41% increase from the prior week. At the same time, 211 new listings came to market, up just 1%, while 200 homes went pending, down slightly by 2%.

What stands out to me is the balance. New inventory continues to give buyers more choices, but homes are still moving — and this week's jump in closings is a good reminder that there are plenty of motivated buyers in the market.

For sellers, today's market rewards good preparation, accurate pricing, and strong presentation. Buyers have choices, so simply putting a home on the market isn't a strategy.

For buyers, increased inventory means more opportunity to be selective and negotiate — but well-positioned homes can still move quickly.

🏡 Clark County Market Update | July 2026

Buyers are finally getting something they haven’t had much of in recent years: more choices.

Inventory climbed to 3.9 months in July, compared with 3.5 months last year and just 2.6 months in July 2024. That’s a significant shift toward a more balanced market.

But here’s the interesting part: home prices are holding steady. The median sale price was $564,600, virtually unchanged from $564,900 last July.

What does that mean?

Buyers: More selection, less pressure, and better opportunities to negotiate.

Sellers: Homes are still selling and values are holding, but with more competition, pricing and presentation matter more than ever.

This doesn’t look like a declining market. It looks like a normalizing market—and one where good strategy can make a significant difference.
