US Existing Home Sales Edge Up
I've been closely tracking the latest trends in our real estate market, and here’s what I’m seeing: In early Q3, US existing-home sales dipped 1.7% month-over-month but still managed to edge up 0.7% compared to last year. Even with this modest increase, completed transactions are holding just above last summer’s pace. What really stands out is the median existing-home price hitting $434,100 in early Q3, marking a 37-month streak of yearly price growth. For many homeowners, that means more equity to keep an eye on—something I always encourage my clients to consider for their future plans.

Inventory remains tight, with 1.54 million homes on the market at the end of early Q3, down 1.9% from the previous month and 0.6% from the prior year. It’s a reminder for buyers to keep a close watch on listings as opportunities can be limited when demand is strong. Interestingly, housing affordability has improved nationally, even as prices continue to rise. For those who are prepared, this could be the window where value, timing, and available choices start to align.

Mortgage rates have been hovering in the high-6% range lately for a 30-year fixed loan. If we see any relief there, it could give buyers a real boost as the summer market progresses. My approach has always been to stay ahead of these shifts so I can help guide my clients through every twist and turn—whether you’re considering buying, selling, or simply keeping an eye on your equity.
