Pre-qualified is a guess. Pre-approved is proof.

You're touring homes in Spartanburg or Greenville this month, so let's get this straight before you fall for a place.

Pre-qualified means a lender took your word for your income and gave you a ballpark. Nobody checked anything.

Pre-approved means they pulled your credit, verified your income, and put a real number in writing.

In a tight market that difference is everything.

Two offers hit a seller. Same price. One buyer is pre-qualified, one is pre-approved. The seller takes the sure thing every single time. Pre-qualified doesn't even get a callback.

Get pre-approved first. Then tour. Then you can actually compete.
