First look at something coming out of Rusk County.

327± acres on the Angelina River, nearly two miles of frontage, a managed duck slough already holding gar, bowfin, buffalo, and catfish with confirmed gator sign, deer blinds hung in the timber, hog sign heavy in the bottoms, and a 1,000 sq ft hunting barndo built out and ready. Water, timber, and game on one tract, with a place to sleep and clean up already standing.

Take the walk-through above before we go further with details.

COMING SOON! Along County Road 246 east of Tyler, where the timber runs thick and the ground rolls instead of flattens, White Oak Ranch holds 119 ± acres of mixed hardwood and pine that most hunters spend years trying to build from scratch.

The land is 95 percent timbered with white oak, red oak, water oak, hickory, and sweetgum, mixed through stands of loblolly and shortleaf pine, with sandy loam soil beneath that drains well and supports a trail. Wildlife habitat here supports East Texas whitetail deer, waterfowl, and hogs, and the terrain does the kind of work that takes most properties years of stand-building and trail-cutting to accomplish. Over three miles of established ATV and UTV trails already wind through the interior, giving you scouting access into drainages and timber pockets that would otherwise take a season just to learn.

Water is what separates this tract from the rest of what's on the market at this price. A spring-fed pond, already stocked with catfish, holds through the summer and turns into a working duck hole when the weather breaks. Multiple hardwood drainages carry spring flow across the property, and one has already been identified as a build site for a second pond; call it room to grow the water on your own terms.

There's more here than a hunting camp, if you want it. The high ground in the southwest corner has been walked and flagged as a homesite, with electric and community water already available at the road. Picture a cabin looking out over timber you've hunted for years, trail network at your back door, pond below.

This is East Texas land priced at $9,244 an acre, hard to match once you start comparing what's actually out there in Smith County at this scale, with water, this close to Tyler.

Call or message us to schedule a walk-through of the property.

Twenty-five wooded acres of mixed hardwood and pine, tucked away quiet and private, with a beautifully built 2-bedroom, 2-bath cabin at the heart of it. This is exactly the kind of property that moves fast when it's priced and positioned right, and we're proud to have gotten this one closed for our seller.

SOLD. The Getaway has found its next steward. 853 ± acres on the Sabine River in Big Sandy. Nearly two miles of river frontage, 2.5 miles of Rogers Creek through the interior, hardwood bottoms, pine plantation, sloughs that filled with waterfowl every migration.

This one was personal for our team, and especially for Ben Jackson, who carried the listing.

"I knew every inch of it," Ben said when we closed. "Hunted it. Watched deer move through those creek bottoms in the rut. Sat in those shooting houses at first light more times than I can count. Loved it almost as much as the family who owned it."

That kind of knowledge is what buyers deserve when they're evaluating a property at this scale. It's also what sellers deserve when they're trusting someone to represent land that mattered to their family.

"Letting go of a property you've come to know that intimately is never small," Ben added. "But watching it pass into the hands of a new steward who's going to take care of it the way it deserves is the whole reason I do this work."

To the sellers, thank you for trusting our team with a piece of ground that meant this much to your family. To the new owner, congratulations on taking on something genuinely rare in East Texas.

If you're ready to find your Getaway, the team at UC Legacy Land Company is ready to help.

Where would you set your home site on King Farm — on the hilltop with the long view, tucked into the hardwood shade, or up near the natural spring in the north corner?

That's the choice a buyer gets on this one.

31.738 acres fronting FM 344 two miles east of Bullard in Smith County. Roughly a quarter mile of road frontage, municipal waterline and electrical service at the road, a natural spring feeding the north corner, a pond on the tract, improved grasses across sandy loam soil, and scattered hardwood canopy the full length of the property. The terrain rolls from flat open ground to a distinct hilltop position with views across the surrounding countryside. White-tailed deer and other native wildlife filter through the hardwood cover.

The property carries an active agricultural exemption. Two miles from Bullard for fuel, groceries, and daily errands. Roughly fifteen miles north to Tyler for full retail, medical, and professional services. Tyler Pounds Regional (TYR) is about thirty minutes. Dallas is right at two hours west.

King Farm is offered at $900,000.

MARKET UPDATE: Strategic price adjustment on McKee Farm, our 47.79-acre working farm in Van Zandt County

Every week, our team assesses the East Texas land market, tracking what's moving, what buyers are responding to, and where opportunities are shifting. That analysis is how we advise our sellers on positioning, and how we help buyers spot value before it's absorbed.

This week's read on McKee Farm, our 47.79-acre working farm on FM 314 near Ben Wheeler, showed an opportunity to reposition for better market alignment. We presented the data to our client, and they agreed to make the adjustment.

New price: $795,000 (reduced from $875,000)

The property itself hasn't changed:

✓ 1,200 sq ft cabin built in 2008 with vaulted pine ceiling and wood burning stove
✓ 1,200 sq ft insulated metal shop with three rollup doors
✓ Two year-round stock ponds and Prairie Creek frontage
✓ 70 percent improved pasture, completely fenced and cross-fenced with a custom boarded corral
✓ 90 minutes from Dallas on I-20, 20 minutes from Tyler, 10 minutes from Canton

The entry point just got better.

If you've been following this property or looking for a working farm in East Texas with cattle infrastructure already in place, check out the new pricing 🔗 https://investintexasbuyland.com/ben-wheeler-tx-ranch-for-sale-van-zandt-co-47-ac

CLOSED. 🤝 Robinson Ranch in Van Zandt County just sold, and we couldn't be prouder to have represented the sellers on this one. 76.5 acres of genuine East Texas ranch land — 3 ponds, 25 acres of mature Oak timber, open pastures, and a fully operational barn with working pens and corral. This is the kind of property that doesn't sit on the market long, and it didn't.

What made Robinson Ranch stand out was the combination of features it packed into one tract. Three ponds, including a half-acre bass lake, across 76 acres in Van Zandt County. The mature Oak woodland in the back of the property creates a self-contained whitetail habitat ready to hunt. Add feral hog hunting, a functional livestock setup, and a tree-lined entry road that took decades to grow, and you have a working ranch that doubles as a private recreational property from day one.

Located about 30 minutes from Tyler and 1.5 hours from Dallas, TX, Robinson Ranch sat right in the sweet spot for buyers looking for serious land within reach of the DFW Metroplex. Ben Wheeler's growing small-town scene is just down the road. This one checked every box.

Most land in Van Zandt County sells in single tracts under 100 acres.

Roseland Timber Farm is different.

699.2 acres on State Highway 64 near Ben Wheeler, Texas, is divided into two working tracts by the highway itself. Buy both. Buy one. Either way, you are controlling a significant block of East Texas hunting and timber ground that very rarely comes to market at this scale.

WHAT THE NUMBERS LOOK LIKE
Full property (699.2 ac): $5,208,696
South Tract only (470.4 ac): $3,440,506
North Tract only (228.8 ac): $1,883,939

WHY THIS PROPERTY IS DIFFERENT FROM GENERIC TIMBER LAND

The South Tract carries more than 4.4 miles of interior trails already cut and maintained. On closing day, a buyer has working access across 470 acres of managed pine and hardwood bottom without cutting a single new road. Swipe to see the trail network, the creek corridors, and the depth of the South Tract interior.

The North Tract fronts roughly 3,000 feet of Highway 64, with water and electricity at the road, and the elevation climbs from 480 to 610 feet, with rolling ground, long sight lines, and immediate utility hookup capability for a camp or cabin.

The timber base is documented. Soils across both tracts are Red Springs gravelly fine sandy loam and Cuthbert fine sandy loam. The specific soil types that have supported commercial East Texas pine production for generations. This is not generic wooded acreage; it is a working stand with a biological growth trajectory and periodic harvest income built into the holding.

WILDLIFE
Whitetail deer, feral hogs, and seasonal duck hunting along the hardwood-bottomed creek corridors. The Post Oak Savannah and Pineywoods transition zone produces the mast diversity that keeps deer on the property year-round. Pine sections allow food plot and blind placement without touching the bottom corridors.

LOCATION
Canton: 18 min west. Tyler: 32 min east. Dallas: 78 min by way of I-20.

Land at this scale, with this infrastructure, bisected by a paved state highway in Van Zandt County is unique. If you are evaluating a timber hold, a hunting operation, or a long-term land investment in East Texas, this one belongs in the conversation.

Most East Texas hunting tracts give you the land. The Windham Tract gives you the numbers to back it up.

106 acres of mature loblolly pine and mixed hardwood in Panola County, with loblolly site index values documented at 100 and 93 across roughly 84 combined acres and productive yield reaching up to 157 cubic feet per acre per year. If timber investment is part of your buying equation, those are the figures that separate this listing from the ones that just say "great timber" with nothing behind it.

Add three wet-weather creek drainages — two of them identified as potential lake sites — dual county road access, whitetail deer and hog habitat built into the timber structure, and multiple build sites for a hunting cabin or retreat. Power and water are available at adjacent subdivision lots on CR 3361, which simplifies the build process considerably.

De Berry is about 14 miles northeast of Carthage. Shreveport and Toledo Bend are both within regional reach. This is the kind of East Texas land that works on more than one level at once.
