The numbers tell a story 👀🏡

I dug into the last 12 months of Tillamook County home sales between $400K–$600K, and one thing really stood out:

Homes are still selling but pricing matters.

Nearly 35% of the homes sold took more than 120 days to sell. And while homes that sold within the first 30 days averaged around their original asking price, those that took 120+ days averaged roughly 88% of their original asking price.

For sellers, that’s a pretty good reminder that where you start can matter just as much as where you finish.

Home isn’t something you can always see in a listing photo.

It’s a feeling. 🤍

It’s the garden you’ve spent all spring tending. The chickens waiting to be fed. Watching your kids race through the backyard until the sun goes down.

It’s the ordinary, imperfect moments that somehow become the memories we treasure most.

I spend a lot of time helping people buy and sell houses, but I’ve always believed what I’m really helping people find is a place to call home.
