📊 What Actually Sold in June — The Real Numbers

Happy July, neighbors. Here's every home and condo that actually closed escrow across the Conejo Valley and surrounding areas last month — 376 of them, straight from the MLS 👇

⏱️ And here's what nobody posts: how long it took. Regionwide, the average June sale sat 51.7 days before going under contract. Thousand Oaks moved fastest at 45 days. Moorpark took the longest at 63.5.

🏡 Buyers -Two things I want you to know if you're shopping this summer:

📦 You have choices again. 953 homes and condos are on the market across these eight cities — about 2.5 months of supply. Two years ago that number was under one month of supply.
⏱️ Homes are sitting. The average June sale took 51.7 days to close. Sellers feel that. It's why the reasonable ones are negotiating.

📣 Sellers: June had a clear lesson in it. Across these eight cities, 376 homes closed last month. The average one took 51.7 days. But that average hides the real story. Thousand Oaks sellers averaged 45 days. Moorpark sellers averaged 63.5 — nearly three extra weeks of mortgage payments, utilities, and showings.

🔍 Here's the part that surprised me. Moorpark has the tightest inventory in the entire region — just 2 months of supply. Fewer competing listings than anywhere else. And it was still the slowest market of the eight. Scarcity didn't rescue those sellers. Pricing did the work. Roughly one in five Moorpark sales needed 90 days or more to close, and those are almost always homes that launched above the market and spent two months chasing it back down.

The homes that priced right on day one? They moved.
