Let me have a little fun with you today. There are amenities people move to Temecula for and then basically never use. And I say this with love because I live here too.

Wine country. Everybody moves here imagining weekly wine tasting. Reality. You go a few times a year when people visit. And honestly that is plenty.

The pool. Buyers will pay a premium for a pool and then realize it is three months of swimming and twelve months of maintenance.

The giant bonus room. Everybody wants one. It usually becomes a storage room with a couch in it.

Now here is my actual point. When you are buying, be honest about how you really live. Not how you imagine you will live. Buy for your real life. The morning coffee spot. The kitchen you actually use. The commute you can sustain. That is what matters day to day.

Today is Fatherโ€™s Day. And I have been thinking about how being a dad has shaped the way I do this work.

When you have kids, everything you do takes on a different weight. Because they are watching. Not the words you say. The way you show up.

My kids have watched me build this business. They have seen me on the hard days and the good ones. They have seen me keep my word to people who trusted me.

And here is what being a father has taught me about real estate. Every family I work with is somebodyโ€™s mom or dad. Or trying to become one. When I help a family buy their first home, I am helping a kid get a backyard to grow up in. A bedroom that is actually theirs. A kitchen table where the memories happen. That is not lost on me. Not for a single transaction.

Pricing a home is easy when the comparable sales all agree. But they almost never all agree. So let me show you how I actually price a home when the comps are all over the place.

First, I throw out the outliers. The sale that closed way high because of a bidding war. The one that closed way low because it was a distressed situation. Those do not represent the real market.

Second, I adjust for the differences. This comp had a pool, yours does not. That one had an extra bedroom. This one backed to a busy street. Every difference has a dollar value and I account for each one.

Third, I look at what is active right now. Because your home is not just competing with what sold. It is competing with what buyers can choose today.

And fourth, I read the trend. Is the market heating up or cooling down right now? That shifts where you should price.

Pricing is part data and part judgment. And the judgment only comes from doing this every single day in this specific market.

Most buyers think a pre-approval is just the bank saying how much you can spend. It is so much more than that. And understanding what it actually checks is what separates a strong buyer from a weak one.

Here is what a real pre-approval actually examines. Your income, verified, not estimated. Your credit, the actual score and the full report. Your debt to income ratio, how much of your income is already committed. Your assets, the money you have for down payment and reserves. Your employment history, because stability matters to a lender.

When all of that is verified upfront, you get a pre-approval that sellers actually trust. And in a competitive situation, a strong verified pre-approval can be the difference between your offer getting accepted and getting passed over, even at the same price.

A weak pre-qualification is a guess. A strong pre-approval is a weapon.
