This one is extra special. ❤️

A few months ago, we started the search for the perfect home for my buyer and her family. There were multiple showings, multiple offers, some disappointments along the way, and plenty of patience.

When people say there's nothing to do in the Antelope Valley, this is my first stop to prove them wrong 👇 MOAH — the Museum of Art & History — sits right on The BLVD in downtown Lancaster: three floors of rotating art exhibits and local history, air-conditioned, and general admission is FREE. It's perfect for a hot afternoon with the kids or a low-key date night. This is the side of the AV people miss when they only look at home prices — there's real culture out here. 🏡 We’re Officially in Escrow! 🎉

I’m so excited for my client and her family as they take this incredible step toward homeownership!

This journey didn’t happen overnight. We spent the last few months searching for the right home, touring properties, and writing multiple offers. Like many first-time buyers, there were a few disappointments along the way, but we stayed focused, trusted the process, and kept moving forward.

First-time buyers in the Antelope Valley — nobody warns you about this one 👀

Closing costs are completely SEPARATE from your down payment. In California they run 2–5% of the price — so on a $475,000 Palmdale or Lancaster home, that's about $14,000 on top of your down payment.

What's in it: lender fees, title insurance, escrow, county recording fees, and "prepaids" (property taxes, first-year insurance, prepaid interest).

The good news? Closing costs are NEGOTIABLE — ask the seller for a credit, take a lender credit, or use an assistance program.

When it's 100°+ in the Antelope Valley, this is where you'll find me 💦 DryTown Water Park in Palmdale is a 6-acre, Gold Rush–themed water park run by the city — big slides, a lazy river, a kids' splash area, and cabanas to relax. Open daily about 11 AM–6 PM through Labor Day, with Family Glow Nights on select evenings. Tickets are around $20 for adults (less for Palmdale residents) — a fraction of driving the family down the hill to a theme park.
