Here's the honest 2026 version: the way a buyer's agent gets paid changed, and it's now something we discuss openly and put in writing before we ever start working together. In a lot of cases, the seller's side still covers your agent's fee as part of the transaction — meaning it costs you, the buyer, little or nothing out of pocket. In other cases, it's negotiated. That's exactly why having your OWN agent matters: someone who lays all of this out up front, in writing, with no surprises, and who represents YOUR side of the table.

What you should never do is walk in blind, or lean on the seller's agent and assume they're looking out for you. They're not — they work for the seller.

Here's why: in Lancaster, it's not just the neighborhood, it's the block. One street is full of pride-of-ownership homes; turn the corner and it's a completely different feel. So never buy off the internet — drive the exact street, during the day AND in the evening, and pay attention to the neighbors' homes, not just the one you're buying. The house can be perfect and the block can still be wrong.

Charlie Brown Farms on Pearblossom Highway is a true roadside legend — part candy store, part farm stand, part roadside-Americana wonderland. They're known for their date shakes, walls of old-fashioned candy and soda, fresh local produce, and enough fun stuff to keep the kids busy for an hour. It's one of those places that's been here forever and makes the AV feel like home. A perfect fall weekend drive and family stop.
