Why do real estate agents ask buyers to sign a Buyer Agency Agreement?

I’ve had several people ask why they are now being asked to sign a Buyer Agency Agreement before an agent can show a property, so I wanted to explain.

Because of changes in the real estate industry, Realtors are required to have a written agreement with a buyer before providing certain services and showing properties. The agreement explains the relationship between the buyer and agent, what services the agent will provide, and how compensation is handled. It is designed to make sure everyone understands the relationship from the beginning.

And just to be very clear—please don’t be upset with your agent about this requirement. This is not something we made up or added on our own. It adds a lot of work and time anytime we just want to show you a property. It is now the law following the 2025 National Association of Realtors settlement, and all Realtors are required to follow it.

But here’s something I want my buyers to know about how I do business:

I do NOT ask you to sign an exclusive Buyer Agency Agreement.

My agreement is NON-EXCLUSIVE.

That means I’m not asking you to promise that you can only work with me. I believe I should earn your business by providing good service, answering your questions, showing you properties, negotiating for you, and helping you through the process—not by forcing you into an exclusive contract.

I want you to choose to work with me because you feel like I’m the person you can trust and who is working in your best interest.

At the end of the day, I want to earn your business—not force your business.

If you’re thinking about buying a home and have questions about the new Buyer Agency requirements, I’m always happy to explain them. There should never be anything in a real estate agreement that you don’t understand before you sign it.
