There is a scam going around right now involving homes listed for rent that are NOT actually for rent.

Please do NOT send money to anyone unless:
• You have physically seen the home
• You have met the person renting it
• You can verify they are a legitimate, reputable owner or agent

A home I recently sold in McGehee is currently being used in one of these scams. The scammers pulled photos from the internet, but I immediately knew something was off—the rent was far too low, and the home doesn’t even look like that anymore.

Scammers are taking advantage of how hard it is to find rentals. People feel pressured and send money quickly… and unfortunately, once it’s sent, it’s usually gone for good.

One of the more concerning tactics—they’re even using videos with Christian music to make the listing feel more trustworthy.

Please be careful and double-check everything before sending money to someone you don’t know.

If something feels off, it probably is.

Tip for Buyers & Future Homeowners

Most lenders will ask for your last 2–3 months of bank statements before closing—and they review them closely.

Here are a few things to keep in mind:

• Frequent overdraft/NSF charges can raise concerns about money management
• Large or unusual deposits/withdrawals (like online gambling activity) will need explanation
• Selling big items (cars, motorcycles, etc.) may require documentation
• Gift funds for down payment must be properly documented
• Money from the seller outside of the contract is a red flag

Lenders aren’t trying to make things difficult—they’re verifying that you’re financially stable and that everything is done legally.

Keep in mind: undisclosed agreements between buyer and seller (like inflating the price so money can be “given back”) can be considered mortgage fraud and carry serious consequences.

I don’t want to scare anyone—just be honest, keep good records, and keep those last few months of statements clean. It will make your closing process much smoother!

I want to make everyone aware of a couple of scams that are happening right now—and unfortunately, they’ve reached our area.

One was even discussed on Good Morning America this morning. In this scam, buyers receive an email that appears to be from their title company with wiring instructions for their home purchase. The email looks legitimate, but it’s fraudulent. The buyer wires their funds—often their entire purchase price—to the wrong account.

I was in a class yesterday and heard of a case where someone wired $360,000 they had saved, and lost every bit of it. They now plan to live with their daughter the rest of their lives since that was their life savings. Once that money is sent overseas, it’s extremely difficult—if not impossible—to recover.

Another scam involves fake sellers. These individuals pull property information from courthouse records and pretend to own land or property. They list it at an attractive price and ask buyers to wire a deposit or even the full purchase amount. Of course, they don’t actually own the property.

Bottom line: your life savings can be gone in seconds.

Here are a few ways to protect yourself:
• Always call your title company directly using a known, trusted phone number to confirm wiring instructions. You call them, don’t trust when they call you.
• Never rely on email alone for wiring details.
• When possible, bring a cashier’s check directly to the title company.
• Double-check everything with your realtor and title company before sending any funds.
