Stibbs & Co. recently hosted an afternoon of Bingo for our law clerks, Caroline Harrison and Devin Glass, as well as our staff, bringing everyone together for some friendly competition and plenty of laughs. The highlight of the event was undoubtedly Partners Adam Fracht and Michael Ellis serving as our entertaining Bingo callers, keeping the energy high and the crowd entertained throughout the afternoon. It was a fun opportunity to build camaraderie, celebrate our team, win prizes, and enjoy some lighthearted fun in the office.

Commercial leases are among the most consequential contracts a business owner will sign. These five terms can have serious implications for your business:

Personal Guarantee Clauses: If your business can’t pay, the landlord may be able to pursue your personal assets.

Vague Maintenance and Repair Responsibilities: Ambiguous repair obligations often favor the landlord. If responsibilities aren’t clearly defined, you could be liable for unexpected costs.

Automatic Renewal Clauses: Some leases automatically renew for another full term if written notice isn’t provided 6 to 12 months before expiration. Missing that deadline could bind your business to years of additional tenancy.

Unrestricted Rent Escalation: Without a cap, rent tied to CPI or other escalation provisions can increase significantly over time. What looks affordable today may not be in year three.

Landlord’s Right to Relocate or Terminate: Some leases allow the landlord to relocate your business or terminate the lease early for redevelopment. This can be a significant risk if your location drives foot traffic.

Stibbs & Co. enjoyed attending the Conroe/Lake Conroe Chamber of Commerce June Luncheon, which featured a special celebration of America 250, commemorating the 250th anniversary of our nation’s independence. Attendees enjoyed an engaging presentation by local historian and former Houston-area judge Tom Lawrence, who shared a unique historical perspective on the role of colonial business owners in shaping America’s path to nationhood. Having served for more than three decades as a Harris County Justice of the Peace, Lawrence brought both historical knowledge and leadership experience to his presentation. His insights highlighted valuable lessons in leadership, entrepreneurship, and perseverance that continue to resonate with businesses today.
