🏠 FAQ Wednesday: "If I buy a condo or a home in an HOA, what am I actually allowed to change?"
Moving into a low-maintenance condo or an active adult community is a fantastic lifestyle upgrade. Less yard work, more time for golf or social clubs! But it also means transitioning into a neighborhood governed by an HOA or Condo Association.
A common question we get from our 55+ buyers is: “How much freedom do I actually have?”
Here is a quick guide to understanding the boundaries:
🔹 The Exterior (The Association's Domain): In most maintenance-free communities, the association handles the roof, painting, and landscaping. Because they want a uniform look, you typically need strict approval for things like changing light fixtures, putting up specific window treatments, or altering patio spaces.
🔹 The Interior (Your Sanctuary): Generally, everything from the drywall inward is completely yours to customize! Want to remodel the kitchen, pull up carpet for walk-in safety flooring, or repaint the bedrooms? Go right ahead.
💡 The Pro-Tip: Never buy blindly! We always ensure our clients thoroughly review the HOA Rules & Regulations, Financials, and Covenants before closing day so there are zero surprises.
