New listings jumped 6.9% month-over-month, giving buyers some much-needed breathing room and more inventory to tour.

📈 Resilient Values:
Despite the bump in available homes, the average home price still nudged upward by 3.6%, sitting at $855K.

Is home staging actually worth the cost?

The answer isn’t always yes, and it isn’t always no.

Physical staging can make a big difference for vacant homes, higher-price homes, awkward layouts, or homes competing against several similar listings.

But in other situations, virtual staging, decluttering, better furniture placement, cleaning, and great photography may be enough.

Seattle just made history — and not in a good way for sellers. 🏠

Seattle home prices are now falling FASTER than any other major U.S. city, down 2.5% year-over-year according to the latest S&P Case-Shiller data. The median listing price sits at $776,232 — but buyers are flat-out refusing to overpay.

Here's what's actually happening on the ground right now:

📦 Inventory is up 35% for single-family homes over the past year — buyers have OPTIONS.
⏳ Homes are sitting longer — 31 days on market on average, up from 27 days a year ago.
✅ Inspection contingencies are BACK. Financing contingencies are BACK. Sellers are negotiating.
💸 Today's 30-year mortgage rate: 6.47% — and the Fed meets again June 16-17, so watch this space.

One Seattle agent put it perfectly: "The buyers who win right now are the ones who stop trying to time rates and instead push hard on price, repairs, and seller concessions. You can refinance the rate later."

Bottom line: If you're a buyer in Washington State, this may be the best negotiating position you've had in 5 years. If you're a seller, pricing right from day one has never mattered more — overpriced homes are sitting 60+ days while well-priced homes still sell in under two weeks.

🏡 More homes. Higher rates. And buyers are STILL showing up. Here's what's really happening in the market right now.

Happy Memorial Day! While you're firing up the grill, here's your real estate reality check for this week 👇

📍 RIGHT HERE IN WASHINGTON STATE (Snohomish County):
• Inventory just jumped 58% year-over-year — buyers finally have more to choose from
• But homes are STILL selling at 99.7% of list price — sellers aren't giving it away
• Average home price: $787,838 (down ~4% from last month's peak)
• Mortgage rates holding at 6.44% — not great, but buyers are adapting
• Nearly half of all listings are going under contract within the first 30 days

🇺🇸 NATIONALLY:
• April existing home sales barely budged — up just 0.2% to 4.02 million units (economists expected more)
• The national median home price hit a RECORD high for April at $417,700
• First-time buyers? Only 33% of sales — well below the 40% needed for a healthy market
• NAR's chief economist says we need 30% MORE inventory to fix this market

Here's the bottom line: This isn't a crashing market OR a frenzy. It's a disciplined market. Buyers are being strategic. Sellers who price right are still winning. And if you've been waiting on the sidelines hoping for a big price drop — the data says that window may not be coming.

Condos and new construction are where buyers have the most negotiating power right now. Single-family resale? Still tight.
