I wish more people would call me before they start getting their house ready to sell.
Because I can't tell you how many times I've walked into a home and thought, I really wish you'd called me before you spent money on that.
Renovating things because you assume buyers will expect it. Painting the entire house a color someone on the internet said was "in." Replacing perfectly good things that could have been refreshed—or left completely alone. Spending thousands in places where you may never see that money back.
Meanwhile, the one or two things that actually would make a difference to buyers may not be where you're spending your time or your money.
After 15 years in real estate, one thing I know for sure: there is no universal checklist for getting a house ready to sell.
What makes sense for your neighbor's house may make absolutely no sense for yours. It depends on your home, your neighborhood, your price point, the competition—and what buyers in our market are actually responding to.
And sometimes my advice really is: don't spend the money.
