I wish more people would call me before they start getting their house ready to sell.

Because I can't tell you how many times I've walked into a home and thought, I really wish you'd called me before you spent money on that.

Renovating things because you assume buyers will expect it. Painting the entire house a color someone on the internet said was "in." Replacing perfectly good things that could have been refreshed—or left completely alone. Spending thousands in places where you may never see that money back.

Meanwhile, the one or two things that actually would make a difference to buyers may not be where you're spending your time or your money.

After 15 years in real estate, one thing I know for sure: there is no universal checklist for getting a house ready to sell.

What makes sense for your neighbor's house may make absolutely no sense for yours. It depends on your home, your neighborhood, your price point, the competition—and what buyers in our market are actually responding to.

And sometimes my advice really is: don't spend the money.

Welllll…that seems convenient because I currently have houses to tour, land to walk, acreage to dream about, AND an Open House where you can just show up and see me. 😂🏡

There’s a big difference between knowing a good Realtor… and knowing one you’d trust with your people. 🤍

Because when you send me your friend, your neighbor, your coworker—or your own family—you’re not just giving me a lead. You’re trusting me to take care of someone who matters to you.

And I don’t take that lightly.

Yes, knowing the market matters. Experience matters. Negotiating matters. But so does knowing when to say, “We need to push back on this.” Or “I don’t love what I’m seeing here.” Or even, “I know you love this house…but I really don’t think this is the one.”

Sometimes my job is to help you get the house.

And sometimes my job is to help you walk away from it.

After 15 years in real estate, I know the greatest compliment I can receive isn’t a closing—it’s when someone trusts me enough to send someone they care about my way.

There are beautiful homes in Provenance… and then there are the ones that make you stop and look twice. 🤍

This is one of those homes.

There's one moment from my career that will forever be etched into my brain: when I watched a grown man tear up over the height marks on the door frame of his grown son's room.

Nobody prepared me for that part when I got my license 15 years ago. 😅

In that moment, I learned that my job is more than just staging and photos and paperwork.

The best home staging tip I can give you costs about $10. 🧺

When your home is on the market, life doesn't stop. The mail still piles up. The kids still leave shoes everywhere. Someone always forgets a backpack. And somehow there are always random chargers on the kitchen counter. 😅

That's why I tell every seller to keep an empty laundry basket handy.

Right before a showing, do one quick lap through the house and toss in anything that doesn't belong:
✔️ Mail
✔️ Laundry
✔️ Kids' toys
✔️ Pet items
✔️ Shoes
✔️ Bathroom toiletries
✔️ Phone chargers
✔️ The random things that somehow end up on every counter

Then...put the basket in your car before you leave.

Your house looks clean.
You aren't frantically searching for a place to hide everything.
And when you get home, all your "life" is in one place instead of stuffed into random closets.

Selling your home doesn't have to mean pretending nobody lives there. It's all about making it easy for buyers to picture themselves living there instead.
