WHAT HAPPENS AFTER YOU PLACE A TITLE ORDER?
Ever wonder what happens behind the scenes once your title company receives a title order? There’s a LOT more to it than simply preparing paperwork for closing!
Here’s a look at the process:
📥 1. TITLE ORDER RECEIVED
The title company receives the order and begins gathering the information needed to start the title search.
🔎 2. TITLE SEARCH
Our examiners research the property’s ownership history and review public records to identify any mortgages, judgments, liens, unpaid taxes, restrictions, easements, successions, and other matters that could affect the property.
📋 3. TITLE EXAMINATION
Once the records are gathered, the title is carefully examined to determine who has an interest in the property and whether any issues need to be addressed before closing.
⚠️ 4. CLEARING TITLE ISSUES
If a problem is discovered, we work to determine what is needed to resolve it. This could involve obtaining payoff information, releases, affidavits, succession documents, corrected instruments, or other documentation.
🛡️ 5. TITLE COMMITMENT / REQUIREMENTS
The information discovered during the search is reviewed and the requirements necessary to insure and close the transaction are identified.
✍️ 6. CLOSING PREPARATION
Once the title is ready and the necessary requirements are satisfied, the closing documents are prepared and the parties are contacted to schedule the closing.
🏠 7. CLOSING DAY!
Documents are signed, funds are handled, and the transaction moves toward completion.
📜 8. RECORDING & FINALIZATION
After closing, the appropriate documents are recorded in the public records, and the title company completes the final steps necessary to issue the title policy.
