Buyers think it's 2008. Sellers think it's 2021. I still think I'm 25.

The market doesn't care what any of us think. 😂

Here's what I actually see right now in Scottsdale and Phoenix:

It's not 2008. Inventory is up but we're nowhere near a crash. The buyers waiting for prices to fall off a cliff are going to be waiting a long time.

It's not 2021 either. Sellers who think they can list at whatever number they want and get 10 offers by Sunday — that market is gone. Pricing strategy matters again.

And I'm definitely not 25. But I still show up every day like I have something to prove. 😄

What the market actually is right now is an opportunity — for the right buyer with the right strategy and the right agent who knows which neighborhoods are moving and which ones are sitting.

The data is real. The noise around it is not.
