Neutral does not mean passive.
When a home is being sold because of a divorce, probate matter, partition action, or court order, even routine real estate decisions can become points of conflict.
Pricing. Repairs. Showing access. Offers. Concessions. Timing.
My job in these situations isn't to decide which party is "right." It's to keep the real estate decisions anchored to objective information:
What does the market support?
What will improve marketability?
What creates unnecessary risk?
What is most likely to preserve value and get the property successfully closed?
A good neutral doesn't eliminate conflict between the parties.
A good neutral keeps that conflict from becoming the strategy for selling the property.
And in complicated real estate matters, that distinction matters.
