MYTH VS. REALITY: DOES THE FED REALLY CONTROL MORTGAGE RATES?

If you’ve been watching the headlines about the Federal Reserve and interest rates, you may be wondering what it all means for the housing market.

One of the biggest misconceptions I hear is that when the Fed cuts interest rates, mortgage rates automatically go down. That’s not necessarily how it works!

Here’s why. 👇

WHAT ACTUALLY DRIVES MORTGAGE RATES?

The Federal Reserve influences interest rates, but it doesn’t directly set mortgage rates.

Mortgage rates are affected by several factors, including inflation, economic growth, the job market, investor confidence, and the 10-year Treasury yield.

When inflation remains elevated, investors may expect interest rates to stay higher. That can put upward pressure on mortgage rates. When inflation begins to cool and the economic outlook improves, mortgage rates may have room to decline.

The bottom line? A Fed announcement doesn’t automatically translate into a lower mortgage payment.

WHAT DOES THIS MEAN FOR HOME BUYERS?

Waiting for mortgage rates to drop might seem like the obvious strategy, but there are other factors to consider.

Remember, real estate is LOCAL. What’s happening in Scottsdale, Paradise Valley, or Phoenix can look very different from what we’re seeing in Omaha, Elkhorn, or Gretna.
