New Homes Offer Better Value Nationwide
Over the past year, I've observed a notable shift in how new construction is competing in the market—nationwide, builders are stepping up their game. With many homeowners choosing to stay put due to current mortgage conditions, the supply of resale homes remains tight. This has allowed new homes to stand out, especially as builders are now offering price reductions and buyer incentives that resale sellers often can't match. In areas seeing stronger building activity, we're witnessing a real impact: more choices for buyers and greater affordability, thanks to increased competition among builders. Perks like mortgage rate buydowns and other incentives have become more common, underscoring the importance of comparing both new and resale options when making your decision. It's important to remember that these affordability advantages may not be permanent—if local permitting slows further, it could limit future options. As someone who has guided clients through Arizona's evolving market for decades, I always stress the value of staying informed and weighing all possibilities, especially in markets like Phoenix and Tucson where supply and incentives can vary widely.

Bargain Hunting With Rates Above 7%
With mortgage rates holding above 7%, navigating the Arizona real estate landscape requires a steady hand and a strategic approach. As someone who’s seen market cycles come and go since the mid-1980s, I find that understanding how rate trends impact both affordability and negotiation is key for buyers and investors alike. Recent studies have suggested that buyers prepare for rate shifts—a half-point change within three months, three-quarters by six months, and a full point by year’s end can all be part of your planning horizon.

Interestingly, I often see late-year buyers gain some real leverage: homes in early Q4 are typically about 5% less expensive than in late Q2, and with a roughly five-month supply on the market recently, there’s been more room to negotiate on price, closing costs, or even temporary rate buydowns. Fewer competing buyers also means more time to make well-informed decisions. While the market continues to anticipate further Fed action, the long-term goal remains: easing inflation, which could eventually help with mortgage costs. My focus remains on equipping clients with up-to-date data and guidance—because real estate decisions should always be grounded in both market reality and your unique goals.

Greater Phoenix home sales rise in 2026 despite slower summer market
As someone who’s watched the Greater Phoenix market evolve for over forty years, I’m always attentive to the subtle shifts that signal opportunity—or challenge—for buyers and sellers alike. In 2026, we’ve seen single-family home sales across Greater Phoenix rise 5.1% year-to-date, even with a slower pace through the summer months. Pending sales dipped slightly by 0.6%, and new listings dropped 2.8%, which has kept competition steady. The median price has nudged up 1% to $485,000, and inventory ticked up 1.3%, highlighting the varied rhythm of different neighborhoods throughout our area.

My approach—rooted in both long-term experience and a background in finance—is always to give clients the clearest, most current picture of where the market stands. Whether you’re considering a move, an investment, or just keeping an eye on trends, I believe in putting the serve back into service by tailoring strategies to fit your unique real estate goals.

Price Cuts Hit 1 in 5 Listings
There’s been a noticeable shift in the national real estate landscape as we closed out Q3: one in five listings saw a price cut, while fewer than 6% were pulled from the market. This signals that many sellers are adapting to new realities rather than stepping aside altogether. Mortgage rates climbed from the high-6% range at the start of the month to over 7% mid-month and continued rising, changing the math for both buyers and sellers across the board. By late Q3, active inventory surpassed 1.16 million homes, and we saw the median listing price ease by about 1% month-over-month to $419,300—giving buyers a bit more negotiating power than before. New listings dipped slightly—around 2% month-over-month to roughly 395,000. Economists note that higher borrowing costs are still making it tough for buyers to capitalize fully on these shifts. As we move into Q4, many are watching to see whether these tougher market conditions will lead to deeper discounts, repeat price cuts, and longer days on market. In my own work across Scottsdale, Phoenix, and beyond, I always keep a close eye on these trends to help clients make informed, strategic decisions—whether they’re buying, selling, or investing in Arizona real estate.

Here's how Metro Phoenix ranks among buyer-friendly housing markets
Across the nation, the real estate landscape is shifting: 70% of the top 100 U.S. metros now lean toward buyers or are trending in that direction, marking the highest percentage since 2019. Seller’s markets have dropped to just 25%. Notably, listing prices have declined in 60 metros, with the South becoming more buyer-friendly while the Midwest still tilts toward sellers. Here in Metro Phoenix, these dynamics are especially relevant for both buyers and sellers. Drawing on my decades of experience in the Valley, I’ve seen how understanding these trends can help shape smarter real estate decisions—whether you’re entering the market for the first time or adding to your investment portfolio. My goal remains to provide clients with clear, current insights and a tailored approach so you’re prepared for what’s ahead.

Scottsdale Luxury Real Estate Market Trends in 2026: Current Analysis and Forecast
Having worked in Scottsdale’s real estate market since the 1980s, I’ve seen trends come and go, but the current outlook for 2026 stands out for its stability and promise. Median prices in our luxury segment are holding near $900K, with annual appreciation rates between 0-3%—a sign of steady, sustainable growth. We’re also seeing strong demand balanced by healthy inventory, which creates opportunities for both buyers and sellers to make thoughtful moves. The emphasis on quality, sustainability, and modern design in new builds is unmistakable, and the uptick in $10M+ sales speaks to Scottsdale’s enduring appeal among discerning clients. My approach has always been to provide clients with the latest market insights and help them evaluate the best investment options. As always, putting the serve back into service means guiding you through these evolving trends with expertise and care.

Gen Z buyers lead every generation on affordability trade-offs
It’s interesting to see how Gen Z homebuyers are leading the way when it comes to making affordability trade-offs in today’s real estate market. They’re showing a willingness to scale back on spending and even opt for smaller homes to achieve their goal of homeownership—demonstrating a level of financial adaptability we haven’t seen as much in older generations. Canadians, in particular, seem the most open to downsizing, while British buyers are less inclined to make such compromises. In my experience guiding clients throughout Scottsdale and the greater Maricopa County area, I’ve seen firsthand how each generation approaches these decisions differently. At The Gray Door Group, our goal is always to provide clients with the latest market insights and help craft strategies that suit their individual needs—whether that means finding creative pathways to ownership or maximizing investment potential. "Putting the serve back into service" remains my guiding principle, especially as the landscape continues to evolve with each new generation of buyers.

Arizona Housing Forecast 2026–2027
As someone who has been immersed in the Arizona real estate market since the 1980s, I’ve seen how our market cycles evolve. Recently, Greater Phoenix’s median sale price has held steady at $445,000 in mid-Q3, with approximately 23,400 active listings, about 4.3 months of inventory, and a median of 64 days on market. While list prices have gradually softened, closed prices have remained firm—an environment that’s opened up more room for buyers to negotiate credits, rate buydowns, thorough inspections, and ultimately secure greater value per square foot.

Builders throughout Greater Phoenix are frequently offering incentives, so it’s become more important than ever to compare the actual net monthly costs between new builds and resale homes, rather than just focusing on the headline list price. For sellers, the current best practice is to price based on the most recent 45 days of comparable sales, plan for concessions early, and be prepared to reposition if a home lingers on the market past 60–70 days.

Looking ahead to early Q1 2027, the forecast points to stable-to-slightly-soft closing prices, continued opportunities for negotiation, and close attention required when it comes to near-7% mortgage rates, builder buydowns, insurance, and the cost of keeping homes cool. My focus continues to be providing clients with reliable, up-to-date guidance—rooted in both experience and data—to help you make confident, informed decisions in any market environment.
