👇 Let’s close stress-free! Owning my first home at the age of 18 and then going on to flip my first property at the age of 20. Since then I've owned and managed several properties. Prior to Real Estate I had a successful career working as a Senior Human Resources Manager in the service industry for 25+ years; building lasting relationships and creating the BEST experience possible! My husband and I have 6 children between the two of us and 2 grandkids. When we are not working we enjoy traveling, gardening, going to the pool or beach or just hanging out at home.

Happy Indigenous Peoples' Day 🌺

Today I'm honoring Indigenous peoples everywhere. They were the first caretakers of the land, and their cultures, languages and traditions are still very much alive.

For me, this day is personal. My Hawaiian heritage shapes who I am and how I work. In Hawaiian culture, we believe in kuleana: the responsibility to care for the land and for each other.

I bring that kuleana to every file. Helping families find a place to call home is a responsibility I take to heart, and I do it with aloha.

To Indigenous communities here in California, across the Pacific and around the world: mahalo for everything you've protected and shared with all of us.

Me ke aloha,
Nessy

The look of “looking forward to a 3 day weekend” 🤪

‼️ In case you didn’t know Monday 10/12 is a federal holiday. Most Title/Escrow offices will be closed along with banks.

Have a wonderful Aloha Friday 🌺 see you all next week! 🤙🏽

I won't tell anyone you hired a TC… but there will be signs 👀

✅ Your deadlines aren't living in your head
✅ Your clients know what's happening
✅ Your follow-ups are actually followed up
✅ You're at a showing instead of checking paperwork
✅ You ate dinner without checking your transaction inbox
✅ You suddenly have time to sell real estate again

Having support looks good on you! 🌺

Contract Clause of the Week 📄

Your seller counters at a higher price. Does the buyer's initial deposit go up too?

Nope, not unless the counter says so.

✦ The deposit in the RPA is a dollar amount. The % next to it is "for calculation purposes" only and is not a contractual term.
✦ The counter offer form says the loan and down payment adjust to the new price, but the dollar amount of the deposit (and seller credits) stays the same.
✦ Want more money down? Write it into the counter: "Initial deposit to be $____."
✦ Keep an eye on the 3% line. Liquidated damages and any increased deposit have their own paperwork.

I check the deposit on the escrow instructions against the final signed contract on every file, dollar for dollar. 🌺

Aloha, October 🌺

This proverb hangs over everything we do at Nessy 'Auana Homes: ‘A‘ohe hana nui ke alu ‘ia — no task is too big when done together by all.

A real estate file is never one person's job. It's the agent, the lender, escrow, title, the other side — and a TC quietly making sure every one of them has what they need, when they need it.

That's the kind of "together" that gets a file closed on time. Here's to a smooth Q4 — for you and your clients.

Work ON your business, not IN your business. 📈

As a Realtor, your highest value is out in the field—negotiating, showing homes, and winning listings. Spending hours chasing signatures, managing strict timelines, and filing compliance paperwork can stall your momentum.

That’s where we step in. 💼

Our transaction management team handles the tedious details behind the scenes so you can look like an absolute rockstar to your clients (just like Risa mentioned! 🤩). We treat your transactions with the highest level of care, ensuring every deadline is met flawlessly.

If you are a licensed agent in CA, FL, WA, ID, or GA looking to elevate your leverage, we are ready to support your next deal. 🤝

Contract Clause of the Week 📄

Addendum or amendment? Agents use the words interchangeably — the contract doesn't.

✦ An ADDENDUM adds. It attaches terms the RPA doesn't already cover — a buyer or seller's special request — and becomes part of the agreement. In CA that's the C.A.R. form ADM Addendum.
✦ An AMENDMENT changes. After acceptance, it modifies a term that already exists: price, close of escrow date, a credit, who pays for what. In CA that's the C.A.R. form AEA Amendment of Existing Agreement Terms.
✦ Before acceptance, it's neither — changes to the terms belong on a counter offer. You can't amend a contract that doesn't exist yet.
✦ Either way, nothing is binding until every party has signed and it's been delivered. One signature is a request, not a change.

Why a TC cares: escrow, the lender and your broker all need to be holding the same fully executed version — with dates that match the rest of the file. That's the version I track.

Save this for your next escrow 📌

Aloha, agents 🌺 3 things I hear about TCs almost every week — and why they're not quite right.

❌ "I only need a TC when I'm busy."
✅ The file you're *not* busy on is the one that slips. Every file in my office gets the same audit — signatures, initials, dates — the day it comes in.

❌ "Escrow will catch it."
✅ Escrow tracks the money. I track everything else — disclosures, reports, deadlines, and who still hasn't signed.

❌ "Hiring a TC means giving up control."
✅ You still run your deal and your client relationship. You just stop chasing signatures at 9pm.

A TC isn't admin and isn't a luxury — it's how your file closes on time, every time.

Happy Aloha Friday 🌺 This one made my week.

"Very picky about how my files are managed" is exactly the kind of agent I love working with — because that's how I run a file too. Every disclosure tracked, every deadline calendared, every client treated like they're mine.

Thank you, Katie, for trusting me with your business 🙏

Your broker's compliance desk has seen it all — and these 4 send a file straight back 📋

1️⃣ The missing Buyer Representation Agreement. Signed by the buyer before the offer goes out — and in the file with it.
2️⃣ The AVID that never got finished. Every room, every finding — "see inspection report" doesn't count.
3️⃣ Names and dates that don't match. Buyer names, seller names, acceptance date, COE — the RPA, every counter, every disclosure and the escrow instructions need to say the exact same thing.
4️⃣ Disclosures and reports left incomplete. Every disclosure fully executed by buyers, sellers and both agents; every report acknowledged, with the termite inspection signed by the buyer.

None of these are dramatic. They're the little things that get missed at 9pm when you're also writing another offer — which is exactly why I audit every file the day it comes in.

Save this for your next escrow 📌
