This week's Marketing Minute: $1M+ Over-Asking Sales in SF

In June, 45 listings across San Francisco sold$1M+ over their asking price. The majority of those homes were in District 1 (Richmond/Lake/Sea Cliff), District 5 (Noe, Cole & Eureka Valley, Glen Park), and District 7 (Pacific Heights, Presidio Heights, Marina/Cow Hollow).

A lot of people assume this trend is limited to luxury properties. Not true. 62% of these homes were listed under $3M.

And the bigger picture is even more telling. Back in 2022, the strongest year for over-asking sales in the last decade, only 33 listings sold over asking for the entire year. This year alone, we're already at 133, with 80% being single-family houses.

I first listed this Nob Hill home four years ago. It was more than a transaction for my seller. Her mom had lived in the unit before, and there was sentiment tied up in the decision to sell. We stayed in touch, and this year, the timing finally felt right. Four years later, we got it done.

It's a good reminder that not every listing moves on the same timeline. Part of the job is knowing when to give a client the space and time they need to be ready. Perseverance paid off, and I couldn't be happier.
