Inheriting a San Francisco home, or moving after 55? Prop 19 decides what you pay.

For heirs: the parent's low tax base survives only if a child moves in within a year, and only $1,044,586 of value above that base is protected. On a $4,000,000 home with a $400,000 base, the annual bill moves from roughly $4,700 to roughly $35,000.

For owners over 55: you can carry your tax base to the next home anywhere in California. Buy before you sell and the assessor adds more to your base than if you buy within two years after.

San Francisco is not farm country, so the city has almost no pumpkin patches.

Clancy's in the Sunset is one of the few inside the city proper. Hayride, maze, the whole thing. It turns into a Christmas tree lot in December.

The rest of this list is worth the drive. Nicasio Valley Farms and McClelland's Dairy are both in Marin, and both are the real version.
