For the 14th consecutive year, Americans have ranked real estate as their favorite long-term investment-ahead of stocks, gold, and savings accounts.

Why? Because homeownership offers more than just a place to live:

✨ Build equity over time instead of paying rent.
✨ Benefit from long-term property appreciation.
✨ Gain stability with an asset you can live in and enjoy.
✨ Create opportunities to build generational wealth.

While no investment is guaranteed, real estate has consistently proven its value through changing market cycles. That's why so many buyers continue to see homeownership as one of the strongest long-term financial decisions they can make.

Whether you're buying your first home or expanding your real estate portfolio, focusing on your long-term goals-not short-term headlines can make all the difference.

Compass just reported its strongest second quarter on record — and the results point to a brokerage that continues to gain ground in a challenging housing market.

Here are a few numbers worth knowing:

• $4.31B in Q2 revenue, up 14.3% year over year
• $155.2B in brokerage gross transaction value
• Brokerage transaction volume grew 15.9%, compared with roughly 6% for the overall U.S. market
• $363M in adjusted EBITDA — a record Q2
• $191M in operating cash flow
• 60,000+ leads generated through the Rocket-Redfin partnership

Compass is also moving quickly on technology and its integration with Anywhere Real Estate, with its original $300M first-year cost-synergy target already actioned five months ahead of schedule.

But what does this mean for San Francisco buyers and sellers?

For clients, the bigger story isn’t simply the size of the company. It’s the combination of technology, broader buyer reach, market data and agent connectivity — resources that can support a more strategic approach to buying and selling.

And in San Francisco, where conditions can vary dramatically by neighborhood, property type and price point, those tools are most valuable when paired with deep local expertise.

The market is changing. The advantage comes from knowing how to use the resources available to you.

As we look ahead to September, San Francisco buyers should be prepared for a market where opportunity and competition can vary significantly by neighborhood and property type.

• Inventory may create new opportunities. New listings can give buyers more choice, particularly as the market transitions into the fall season.

• Pricing remains highly local. A property’s value depends on recent comparable sales, condition, location, and buyer demand—not simply broader San Francisco trends.

• Well-priced homes can move quickly. Buyers should be prepared to act when a property aligns with their goals and represents strong value.

• Financing strategy matters. Understanding your budget, monthly payment, and available financing options before beginning the search can make the process more efficient.

• September is a strategic time to reassess your search. Changes in inventory and seller activity can create opportunities for buyers who are prepared and working with current market data.

The key for September buyers: stay informed, stay flexible, and be ready to act when the right opportunity comes to market.

Right now, the market is still very competitive. Inventory is tight, demand is strong, and the best properties move fast. If you get complacent, you'll lose out on an opportunity to someone who was ready to act.

The buyers and agents who win in this environment are the ones who stay sharp, stay informed, and move decisively when the right property comes up.

If you’re considering a move in San Francisco, we’d be happy to help you understand the market, identify the right opportunities, and build a strategy around your goals.

For many first-time buyers, saving for a down payment is the biggest challenge—but retirement accounts may offer a potential solution.

Certain retirement savings like a 401(k) or IRA can be accessed early for a first home purchase, often without typical penalties if specific conditions are met.

For example:

✨ IRA funds may allow penalty-free withdrawals for qualified first-time homebuyers (up to certain limits)
✨ 401(k) loans let you borrow from yourself and repay over time
✨ Some programs even allow exceptions to early withdrawal penalties for home purchases

However, tapping retirement savings comes with trade-offs—reduced long-term growth and potential repayment risks if you leave your job.

The key takeaway: it can be an option, but it should be approached carefully and strategically.

If you’re considering buying your first home, it’s worth exploring all funding options—including those you may already have saved for the future.

San Francisco’s real estate market has always been closely tied to innovation. As the tech sector evolves, so does housing demand across the city.

Growing AI companies, startup expansion, and established tech employers continue to attract professionals looking to live close to work, creating strong demand in many of San Francisco’s most desirable neighborhoods. At the same time, the rise of hybrid work has shifted buyer priorities, with many searching for homes that offer dedicated office space, flexible layouts, and access to parks, restaurants, and transit.

These changing preferences influence everything from pricing trends to the types of homes buyers are competing for. Understanding how the local economy impacts the housing market can help buyers make informed decisions and sellers position their homes effectively.

Whether you’re buying, selling, or simply keeping an eye on the market, staying ahead of these trends is key to making confident real estate decisions.

Are luxury properties leading the market recovery, or is demand stronger in other price segments?

Demand is broadening. Anything in a desirable neighborhood is moving fast. Single-family homes are especially competitive, and luxury condos in prime areas are selling quickly as well. What stands out lately is that buyers are starting to broaden their search to find a home that fits their criteria, which signals strength across the board rather than just at the top.

The average 30-year fixed mortgage rate has climbed to 6.55%, up from 6.49% the previous week and marking its highest level in nearly a year.

Higher borrowing costs continue to influence buyer affordability and purchasing decisions. At the same time, rising inventory is giving buyers more options and creating a more balanced market environment.

For buyers, the current market highlights the importance of understanding your financing options and focusing on the overall opportunity—not just the interest rate of the moment.

The market continues to evolve, and the right strategy depends on your individual goals, timeline, and financial situation.
