My client almost paid $28,000 for someone else’s problems. Here’s what stopped it ⬇️

They found the house they wanted. Right neighborhood, right price, right feeling. And because the market is what it is in California, they were ready to waive the inspection just to make their offer look cleaner.

I’ve seen that move go very wrong. So I pushed back.

The inspection came back with a faulty electrical panel, a foundation crack, and an HVAC system that was basically already dead. None of it was visible at the showing. All of it was going to become my client’s problem the moment they signed.

We didn’t walk away from the deal. We used the report to go back to the seller and negotiate a price reduction. They agreed. My clients got the home they loved without inheriting $28,000 worth of damage they didn’t cause.

This is what contingencies are for. Not to scare sellers. Not to blow up deals. To protect you from buying someone else’s hidden nightmare.

I’ve seen it happen more times than I’d like to admit. A buyer goes with the agent who charged less, felt less “pushy,” or came recommended by a distant cousin, and they walk away from closing wondering why the deal felt off.

Here’s what nobody tells you upfront ➡️ In California real estate, the gap between a good agent and an average one isn’t measured in commission. It’s measured in how much you walked away with.
