The average San Diego home is worth nearly $950,000.

Most of the people who own one don't have a trust.

Without a trust, your home goes through California probate court. That process is public, takes over a year, and costs your family 4 to 7 percent of the estate's value before they see a dollar.

A living trust changes that.

A living trust protects everything you built.

Most people assume their home is automatically protected when they pass away. It isn't.

They had a trust. Their family still lost the money. Here's why.

A living trust is only as strong as the paperwork that surrounds it.

Here's a mistake we see more than people realize:

Someone sets up a living trust. Years pass. Life changes — a divorce, a remarriage, a new grandchild. But the beneficiary designations on their retirement accounts and life insurance policies never get updated.

When they pass away, those assets don't go to their trust. They don't follow the estate plan. They go directly to whoever is named on an old form — sometimes an ex-spouse, sometimes a deceased relative, sometimes nobody at all.

The trust did exactly what it was supposed to do. But the beneficiary form undid it.

This is one of the most common and most preventable estate planning mistakes in California.

Three things to check today:
✅ Your IRA or 401(k) beneficiary designation
✅ Your life insurance policy
✅ Any accounts with a TOD (transfer on death) designation
