What is your strategy for making an offer? 🏡👇

Knowing the right strategy can make or break your chances in a hot market like San Diego. You need an agent who knows exactly when to use specific tactics, such as escalation clauses, appraisal gap clauses, or when to ask for concessions.

But a winning offer isn't just about the buyer; it's about understanding what's good for the seller, too! Sometimes the seller might need a leaseback, a very quick closing time, or an "as-is" sale for a family home. Your offer needs to marry both your needs and the seller's to rise to the top of the pile.

Pro Tip: Always clarify exactly who you will be working with throughout the process! Will you be communicating directly with the agent you hire, or working with their team? Strong, timely communication is crucial so you can view properties quickly and get your offers submitted before the deadline.

When signing a buyer's representation agreement, it is crucial to avoid hiring an agent who is just a "yes man". You need to ask specific questions about fees and how your agent will advocate for you. While it is often assumed that the seller pays the buyer's agent fees, this isn't always the case in very competitive markets. A seller may only offer to pay a portion of the fee, or they might refuse to pay it entirely. You need an agent who is prepared to handle this challenge and negotiate with the seller on your behalf rather than just saying "yes" to a bad deal.

Additionally, always ask your agent about hidden fees. Brokerages sometimes charge extra costs, such as Transaction Coordinator (TC) fees or other specific charges that might not immediately come to mind. Always check where these are outlined within the representation agreement, as some of these fees are simply passed along to the buyer and may not actually need to be paid.

2️⃣ Are they a local expert? 📍 Your agent needs to know the specific area down to a tee. Have they actually closed deals in the community you are looking at?. A true local expert can advise you on whether it's a good neighborhood, give you insights on schools and local events, and help you determine if the home will be a good investment for future appreciation.
