When Capitol Lien opened its doors in St. Paul back in 1990, records research meant a trip to the county courthouse, a parking meter, and an afternoon with the index books. You learned which clerks knew where everything was, and you kept a roll of dimes for the copier.

A lot has changed since then. A lot hasn't. The tools are faster and the reach is nationwide now, but the job is still the same one it always was: find the right records, read them carefully, and give people the information they need when they need it. Technology changed how we look. It never changed what we're looking for.

Term of the week: continuation statement.
A UCC financing statement doesn't last forever. It's generally effective for five years from the filing date, and then it lapses automatically, whether or not the underlying obligation is still outstanding. Once it lapses, the protection that filing provided generally goes away, and your priority can vanish along with it.

A continuation statement is how you keep that from happening. Filed within the six months before the statement lapses (not earlier, not after), it extends the filing for another five years. Miss the window, and there's no fixing it after the fact, you're filing fresh and losing your original priority date.

Today is Juneteenth, which marks June 19, 1865, the day enslaved people in Galveston, Texas learned they were free, more than two years after the Emancipation Proclamation. It became a federal holiday in 2021 and is recognized as a day to reflect on freedom and on how much that word has had to carry.

June is National Homeownership Month, and behind every set of keys handed over at closing is a quieter story: the property's history. Who owned it before, what was borrowed against it, and whether anyone else still holds a claim to it.

That history lives in the public record, and reading it carefully is what stands between a clean closing and an unwelcome surprise down the road. A forgotten lien, an unreleased mortgage, an easement nobody mentioned. None of it shows up in the listing photos. All of it can affect what you actually own.
