Market update for Connecticut homeowners.

Mortgage rates rose again this week. The 30-year average is now 7.28%, up from 7.03% last week and 6.34% a year ago (Freddie Mac).

What that means heading into fall:

• Inventory is still tight. About 3,800 homes were listed for sale statewide in August, nearly the same as a year ago.
• Fewer homes are selling. August sales were down about 6% from last year.
• Prices are holding. The average single-family sale price was up nearly 8% year over year (SmartMLS).

Higher rates make buyers more careful about price. But with this little inventory, homes that are priced correctly are still selling. The listings that sit this fall will be the ones priced on last spring's numbers.
