Some interesting numbers this week:

• Detached closed sales ↑ 8.4%
• Attached closed sales ↑ 40.2%
• Detached median price: $1,232,500
• Attached median price: $718,900
• Detached housing supply ↓ 42.2%
• Attached housing supply ↓ 32.7%

The takeaway? Buyers may be more selective, but San Diego still has a serious shortage of homes available for sale.

That's helping keep prices remarkably resilient.

For sellers, low inventory is good news — but today's buyers still expect value. For buyers, patience can pay off, but waiting for prices to suddenly fall may not.

This continues to be a market where strategy matters more than headlines.

Celebrating 25 years this past month in residential real estate feels especially meaningful because Rancho Santa Fe is so much more than where I work—it’s the community that shaped me.

From attending Rancho Santa Fe Elementary and growing up in the Ranch, to hometown parades, lifelong friendships and family ties that remain there today, Rancho Santa Fe has been an important part of my life for as long as I can remember.

Over the past 25 years, I’ve had the privilege of not only watching this community evolve, but also navigating the many cycles of the real estate market. I’ve experienced strong markets, challenging markets, shifting buyer trends and changing technology—and through every cycle, I’ve remained steadfast in my commitment to my clients: providing exceptional service, trusted guidance and the experience to help them make confident decisions in any market.

You may see national headlines about foreclosures, stubborn mortgage rates and a slowing housing market—but San Diego’s June numbers tell a different story.

🏡 Detached-home pending sales increased
🏡 Closed sales jumped nearly 13%
🏡 The median price reached $1.1 million
🏡 Inventory fell more than 37%
🏡 Sellers received approximately 99% of their original asking price

The market remains active, and well-positioned homes are selling.

The important caution for sellers: low inventory does not mean buyers will overlook an unrealistic price. Today’s buyers are informed, payment-conscious and willing to wait when a home does not offer enough value.

San Diego is not a soft or weak housing market. It is a selective market that still slightly favors sellers—and strongly rewards proper pricing, preparation and presentation.
