In my latest “Let’s Talk Real Estate” video, I’m sharing something I’m seeing more often: homes coming on the market with a lot of deferred maintenance.

With higher home prices, interest rates around 7.25%, and rising home insurance costs, buyers’ budgets are stretched. Buyers are taking a closer look during inspections to understand what a home may need before it feels move-in ready. I’m also seeing sellers offer more concessions than in previous years.

Today we hosted a full house at our office for a very important Veterans Healthcare and Benefits Workshop, presented by Natalie and Alex Ramirez of Motherly Comfort Home Care.

There was so much valuable information shared, and I’m grateful to everyone who joined us. This topic is personal for us. It took Carson two years to receive his final service-connected VA disability rating, so we know how important it is for veterans and their families to have clear information and support along the way.

One of the best parts of the morning was watching Natalie and Alex help two veterans get started with the paperwork to pursue their VA benefits. That’s exactly why we wanted to bring this information to our community.

Natalie and Alex, you have no idea how much of an impact you’re going to make in the lives of so many veterans. Thank you for sharing your knowledge, your time, and your hearts. 🇺🇸

Yesterday marked 13 years since we stood at this altar and said “I do.” ❤️

I had every intention of posting something yesterday, but after a long travel day, it just wasn’t the day. And maybe that’s a little bit like marriage itself. Some days are beautiful and easy, and some days…well, you just give each other a little extra grace. 😊

Today, though, I looked at this picture and found myself thinking about everything that has happened since we stood there 13 years ago.

So much life.

So much laughter, and a lot of tears. We’ve walked through tremendous loss together. We’ve had to adjust, pivot and find our way through seasons we never expected. Life looks very different today than it did when we stood at that altar.

Marriage isn’t always easy. We frustrate each other. We have our moments. But when I look back over these 13 years, I see the man who has stood beside me through some of the hardest days of my life. Through the grief, the changes, the uncertainty and all the in-between.

And even on those days when we may need to give each other a little more grace, I know this…

I would still choose you. ❤️

I would still choose this life we’ve built together. And I still can’t imagine doing this life without you.

Happy 13 years, Carson. ❤️

We certainly didn’t know what was ahead when we stood at that altar, but God did. And through every season, He has been faithful.

I wanted to share a little bit about why this upcoming workshop is so important to Carson and me. 🇺🇸

When Carson first went to the VA to find out about healthcare benefits, we really had no idea what benefits might be available to him because of his years of service in the Navy.

That began almost a two-year journey for us. Carson did a lot of research, asked a lot of questions, followed up, went to appointments and learned how to navigate the process.

Today, Carson is a 100% disabled veteran.

I look back now and wish we had known then what we know today. I wish we’d had someone who understood the process and could have helped point us in the right direction. It would have saved us a lot of time and frustration.

And that’s really why I wanted to share this workshop.

If you are a veteran, the spouse of a veteran, or you have a veteran in your life, please come and learn more about the benefits that may be available to you and your family.

My heart has always been for our older adults and their families, and our veterans are very close to my heart as well. ❤️

🏡 JUST SOLD | 9757 La Monica Drive Rancho Cucamonga

This one took some patience, some problem-solving, and a few adjustments along the way—but we are CLOSED! ❤️

When we first put this condo on the market, our seller truly believed it would sell within 30 days. And honestly, not that long ago, that might have been a very reasonable expectation.

But the market changed.

We ended up spending 80 days on the market, and at one point there were 71 condos for sale in Rancho Cucamonga. Buyers had choices—and a lot of them.

We also had a few challenges to work through. The community was not FHA approved, which limited the type of buyer and the financing options available to some buyers. There had been a previous roof leak, along with a $19,000 roof assessment that our seller ultimately agreed to pay.

Thankfully, we had a wonderful lender who was able to obtain an FHA spot approval, and little by little, we worked through each obstacle.

I share all of this because I think there is an important lesson here for anyone thinking about selling.

When your agent tells you they’re seeing a shift in the market, pay attention.

Not because we’re trying to convince you to lower your price or make changes you don’t want to make. It’s because we’re watching what buyers are doing, what other homes are selling for, how much competition is coming on the market—and we’re trying to help you stay ahead of it.

Sometimes the market changes faster than our expectations do.

And that’s where honest conversations, good information, and a willingness to adjust can make all the difference.

I’m so grateful to our seller for hanging in there and trusting the process. And I’m grateful for all the people who helped us get this one across the finish line.

Yesterday was the birthday of someone very special to me—my dear friend, Susie Rowan. ❤️

Susie and I met at a networking event almost ten years ago. We decided to meet for coffee, and as we talked about the challenges our clients were facing, we realized we were hearing the same thing over and over again: “What are we going to do with all this stuff?”

For many older adults and their families, the thought of sorting through a lifetime of belongings felt so overwhelming that it was keeping them from making a move or deciding what would be best for their future.

That cup of coffee was the beginning of something neither of us could have planned. Over the years, Susie and I have spoken at senior living communities, offered presentations on right-sizing and the road to senior living, and helped many families navigate these very personal transitions.

But the greatest gift to come from that first meeting has been our friendship.

Susie and I have walked through many seasons of life together. We have celebrated the joyful moments, supported one another through the hard ones, and shared a friendship that has grown deeper with every passing year.

It reminds me that we never really know why God places someone in our path or how one simple conversation may change our lives—and the lives of so many others.

Happy birthday, Susie! I am so grateful for all the families we have helped together, but I’m even more grateful for you. I treasure our friendship. ❤️

I captured this on my walk this morning, and it felt like such a beautiful reminder: even when we can’t see the whole path ahead, the light still finds its way through.

For anyone walking through a difficult or uncertain season, take it one day at a time. Today is a gift—a new beginning, a fresh perspective, and another opportunity to trust that God is still at work.
