Landlords and property managers, quick heads up if you’re screening rental applicants.
I recently dug into which tenant background check services actually catch eviction history, and it turns out two of the most popular ones have real problems here.
Zillow’s screening: several landlords report that evictions clearly on record in county court never appeared in the Zillow report. Their process is one automated pull, no human double check.
TransUnion SmartMove: this one surprised me. Its screening arm was hit with a $15 million FTC/CFPB fine in 2023 (growing to $23 million) for reporting duplicate, outdated, or even sealed eviction records.

So who’s actually reliable? A few standouts:
• RentPrep, because real people manually verify eviction and criminal records instead of just trusting a database pull
• First Advantage, which lets you choose your credit bureau instead of being locked into one
• CoreLogic MyRental, with one of the biggest eviction/criminal databases outside the credit bureaus
• AAOA, which layers in FBI records, s*x offender registry checks, and bad-check history
• LeaseRunner, which verifies income directly from bank data instead of a pay stub someone could fake
Bottom line: even good screening services can miss things, since a lot of them rely on the same automated court-record databases. If you’re about to sign a lease with someone, it’s worth spending five minutes doing your own free county court search too.
