When you’re standing on an empty piece of land, the end result can be hard to imagine.

But after years of designing and building communities across Connecticut, we’ve had the privilege of watching that vision come to life time and time again. Roads become neighborhoods, houses become homes, and new communities become the backdrop for years of memories.

That’s the part of building we never take for granted.

We’re back with another Builder Breakdown. 🏠

You hear us talk about the “rough-in” stage all the time, but what does that actually mean?

It’s the point in the build when many of the systems that make your home work properly, such as plumbing, electrical, HVAC and more start going in before the walls are closed up.

It may not be the prettiest stage of the build, but it’s one of the most important.

Follow along as we break down more of what’s really happening behind the build. 🔨

Some of the most important details in your home are the ones you may never see.

Before the drywall goes up and the finishes go in, there are decisions being made that impact how your home feels, functions, and performs for years to come.

From what’s inside the walls to the structural materials, ductwork, and insulation, we believe quality should be built into every layer of a home—not just the parts you can see.

Swipe for a look at a few of the details behind a By Carrier home. 🏡

Meet Johnny Carrier: second-generation builder, co-owner, and our resident building science expert 🏡

He learned how to tile and frame in high school, then went on to get his professional engineering degree and license. He has spent decades mastering how a home actually performs, from air quality to humidity control. He's also on the CT Codes and Standards Committee, because "good enough" isn't in the family vocabulary.

This is what building it right looks like. More from the Carrier family soon.

Quality craftsmanship shows up in the details no one asks about. We laser-cut custom padded covers to protect the tubs during construction, so nothing falls in, nothing scratches, nothing gets damaged before you ever step foot inside. It's a small step that says a lot about how we treat your home, long before move-in day. This is what "built right" actually looks like. 🏠

We think about your finished basement before you ever decide to finish it.

No lolly columns in the way, foundation walls already insulated, utilities tucked into one corner. Three small decisions now that mean an open, easier build-out whenever you're ready.

Good planning today gives you more options five or ten years from now.

Coastal luxury could be yours sooner than you think at 12 Pumpkin Grove at The Orchards in East Lyme.

With views of Long Island Sound, 10-foot ceilings, dual fireplaces, and a chef's kitchen you'll create memories in for years to come.

Every luxury already built in: smart-home technology throughout, a whole-house generator, a finished daylight basement, and an oversized deck made for gathering. This isn't a home you just grow into, it's one you get to enjoy from day one.

Arbor Meadows is officially sold out. 🏡

We broke ground on this Cromwell community back in 2019, and this July, we closed our very last home.

We designed Arbor Meadows to be different from the start, smaller lots woven between manicured greens and wildflower pockets, with wildlife corridors and open space that will stay untouched for decades. It's minutes from TPC, top-rated schools, and downtown Middletown, and it's built for every stage of life, from young families to empty nesters.

Watching this community come together, house by house, family by family, has been one of our proudest projects yet. Thank you to everyone who made Arbor Meadows home. 🏡
