Big changes are coming to HUD inspections. Effective October 1, 2026, NSPIRE scoring expands to include six areas that were previously tracked during inspections but didn’t count against your score: fire-labeled doors, GFCI/AFCI protection, guardrails, HVAC systems, interior lighting, and minimum electrical standards.
This applies to Public Housing Agencies and Multifamily Housing properties (voucher programs like HCV and PBV are on a separate timeline). The goal, according to HUD, is simple: safer, healthier homes through year-round maintenance instead of last-minute fixes before an inspection.
Property teams should start now — update preventive maintenance checklists, review electrical and lighting systems, inspect common areas and guardrails, document corrective actions, and adopt a routine maintenance mindset instead of just inspection-day prep.
Compliance today protects residents tomorrow. If you manage HUD-assisted housing, now’s the time to get ahead of it.
