Sold one of our projects a few Fridays ago. This one was unique because it was already rehabbed and flipped a few years ago. The person selling it to us wanted something quick and easy instead of going on the market with an agent. We were able to find a price that made sense for both of us, closed and all we had to do was repaint, install new carpets and clean it up. Congrats to the new owners!

We’ve dealt with our fair share of squatters over the years. Here’s a throwback to one of our first squatter houses. The squatter kept finding his way back in and we couldn’t figure out how. We realized he was going through a vacant house down the block, jumping across all the roofs and then getting in our 3rd story window! We reinforced all the plywood and doors with 2x4s and that finally did the trick 🏚️✌️

Really gotta love when win wins are created. This email wasn’t from a previous seller we worked with, but actually a ‘problem tenant’ that we inherited from an owner who sold us a property. There were disagreements between the tenants and previous owner which caused the owner to sell along with the problem tenants inside the property. After we closed, we heard the tenant’s side of the story and got to the bottom of their concerns. We were able to structure a ‘cash for keys’ agreement where they would vacate the property and we’d pay them. Sounds kind of crazy, but instead of paying court costs and attorney fees to evict them, we paid the tenants that money directly, they vacated, and were then able to secure their own housing with the funds we gave them. The seller was able to sell and get out of a bad situation, the tenants were able to secure their own housing, and we picked up a good house to flip. A true win win!
