Institutional Investor participation tends to overstate the market and drive up purchase prices, sometimes beyond the reach of a local owner-occupant. To recoup their investments, rental rates are inflated beyond the reach of individuals.

Although it is not exactly a luxury home topic, Pennsylvania's first 3-D printed home is timely news.

Pennsylvania's first 3-D printed house is located in Centre County.

The folks at X-Hab are experts at a State College-based company with ties to the Penn State College of Engineering and College of Arts and Architecture.

Yet, I'm curious to understand how it aligns with energy efficiency and LEED Green objectives.

Center City Philadelphia Retail is looking pretty solid.

For example: A new analysis positioning Rittenhouse Row against comparable urban shopping corridors shows that it has twice the visitor density of Georgetown and more residents within walking distance than Boston's Newbury Street or Chicago's State Street.

Although some Philadelphia Luxury homeowners may not be attracted to commercial real estate news, the 2026 Center City Report provides great insight into the transformation of downtown office space into residential use and the benefits it offers to their lifestyle.

1/ Home Sales are expected to jump measurably by 14% in 2026.

2/ Mortgage rates are expected to ease modestly to 6%.

3/ Home prices are forecast to increase by 4% with a steady demand and supply shortages.

4/ Greater affordability improvements in new construction areas.

5/ First time home buyers hit a low of 21% with a median age of 40.

6/ "The number one reason people move today is because they want to be closer to friends and family."

Of course, these projections represent a view across the nation, while the Greater Philadelphia area may experience a different home sale outcome because of its unique economy, needs, and resources.
