How much is a parking spot actually worth? If you're navigating the Philadelphia real estate market, knowing the exact dollar value of a property's features is how you negotiate a winning offer without overpaying.

Once you have your baseline value from nearby comps, you need to think like an appraiser. Add or subtract these numbers to dial in your exact offer:

🛏️ Bedroom: Add/Subtract ~$25k
🚽 Half-Bath: Add/Subtract $6k - $8k
🛁 Full Bath: Add/Subtract $10k - $12k
🛠️ Finished Basement: Add/Subtract $10k - $20k (depending on size)
