Recently I helped a homeowner buy a villa in Rosetree Village in Largo.

A few months later, her plans changed and she needed to sell.

That's a hard spot to be in. Villas and condos have been a tough sell around here this year, and selling that soon after buying usually means taking less than you paid.

It went under contract fast, at $209,000.

When the buyer asked for a $2,500 roof credit and a new tub finish, we said no to both and kept the deal together.

Then the appraisal came back with one condition: a damaged gutter and fascia on the front roofline. My contractor had it repaired within days, the appraiser signed off, and we closed on schedule.

She sold for more than she paid, only a few months after buying it. That rarely happens.
