The Federal Trade Commission (FTC) has stepped in to halt an alleged mortgage debt relief scam operating under the name National Amendment Assistance (N.A.A.). The company reportedly targeted homeowners by falsely claiming they could provide mortgage relief under the CARES Act, demanding illegal upfront fees, and promising lower rates that never happened.

🚩 Upfront fees: It is illegal for mortgage assistance relief companies to collect money before they deliver the results they promised.

🚩 Instructions to stop communicating with your lender: True professionals will never tell you to cut off contact with your actual mortgage servicer.

When we asked seasoned agents to reflect on what they wish they had understood sooner in their careers, we got a lot of answers. One we heard over and over was that early in their careers, some agents wished they had a better understanding of how to explain title insurance to thier clients. Unlike car or health insurance, which protects you against future accidents, title insurance protects you against past mistakes. It covers things that happened before you owned the home but only came to light after you bought it.

The one-time premium is paid at closing. Understanding this helps agents explain to skeptical buyers why they are paying for a policy: it’s the only way to protect against a ghost from the property's past coming back to haunt their investment.

One we heard over and over was that early in their careers, they wish they knew that when a seller says, "I inherited this house from my grandmother," a red flag should go up.

The Reality: If the grandmother's estate wasn't handled perfectly in court, "unknown heirs" can emerge to claim a piece of the property. You cannot rush a court-ordered probate process. If title reveals an heir issue, your 30-day closing just became a 90-day (or longer) odyssey.

One we heard over and over was that early in their careers, agents wanted a deeper understand of the standard title search; how it looks at public records, but not all debts are recorded there immediately.

The Reality: Municipal lien searches (for things like unpaid water bills, unpermitted work, or code violations) aren't always part of a standard search depending on the state. Discovering a $5,000 unpaid utility bill from three years ago at the closing table is a nightmare. Seasoned agents know to ask for a Municipal Lien Search early in the process.

When we asked seasoned agents to reflect on what they wish they had understood sooner in their careers, we got a lot of answers. One we heard over and over was that early in their careers, some agents had trouble understanding the Schedule B-II. They would often glance at the ownership names and stop there.

The Reality: Schedule B-II lists everything the insurance company won't cover. This includes easements, CC&Rs (Homeowner Association rules), and encroachments. Why does it matter? Well, for example, if your buyer wants to build a pool but there is a utility easement running right through the backyard listed in the exceptions, the title insurance won't help them if the city digs it up later. Checking this early manages buyer expectations.
