🏡 Where is the market shifting most in North Pinellas & Pasco?

The May preliminary numbers showed some interesting movement across our local markets:

📍 Tarpon Springs saw one of the biggest jumps in active listings (+35.7%) while median list prices also increased.

📍 New Port Richey inventory surged (+54.1%), giving buyers far more options than earlier this spring.

📍 Palm Harbor median list prices pulled back (-28.2%) as inventory increased.

📍 Trinity prices climbed sharply (+29.8%) while active listings dropped significantly.

📍 Safety Harbor and Dunedin remained relatively stable compared to some surrounding areas.

The market is becoming much more neighborhood specific. Some areas are seeing increased competition between sellers, while others are still holding strong on pricing.
